I have been letting my property in East Croydon through Gateway Letting for the last 10 years but I'm having to find alternative arrangements because the service they are offering has deteriorated in recent years and they have also introduced new fees for property inspections and also for arranging repairs that all other agents include in their general management fee; this is in addition to the 12% commission they charge for doing nothing because they don't grant access to the property, the tenant is made to take the day off work for that. They ignore tenants requests for repairs, I'm finding the property in a total state of disrepair. I used to recommend Gateway but I don't anymore, I don't know what happened here, they don't even have an office anymore, it is a shame.

We valued the property at £1300 in 2018 before it was unexpectedly extensively refurbished by the landlord instead of just the promised lick of paint. We found a tenant whose moving in was persistently postponed due to the refurbishment (new kitchen, floors etc). The landlord wanted £200 more, the tenant couldn't afford that and had to withdraw and had only a a few days to find another property. We never saw the completed updated property. It was probably worth £200 more but not at the time ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
