Reservation fee: capped at 1 weeks rent of the total monthly rent

This is to be deducted from the move in money when moving in unless tenant’s provide false or misleading information which reasonably affects the decision to let the property to them (i.e. calls into question their suitability as a tenant, this can include their behaviour in providing the false or misleading information), they fail a right to rent check, withdraw from the proposed agreement (decide not to let) or fail to take all reasonable steps to enter an agreement (i.e. responding to reasonable requests for information required to progress the agreement) when the landlord and/or agent has done so.
Deposit: 1 months worth of rent or a maximum of 5 weeks rent or 6 weeks for annual rents of £50,000 or more

We are not sure what property this relates to however whenever we let a property to a student studying music or a course we suspect may involve an instrument we have the conversation with that tenant to ensure that they are aware of the clauses in the tenancy relating to noise and disturbance. We are not always aware if tenants play instruments as it is not necessarily a subject they study but instead a hobby.
If we receive a noise complaint we immediately contact the tenant(s) to reiterate that they are causing a disturbance and that it is not acceptable under the terms of the contract, in the second instance we contact the tenant again as well as their guarantor. Failing this we will contact the university. On the first contact we will encourage the neighbour to make a diary of times and dates of the disturbances and refer them to the local authority. The local authority have a noise abatement team who will proceed to write and potentially visit the property. In some instances we would suggest contacting the police on the non emergency line.
Tenants are in a fixed term contract which you may or may not be aware is not a contract we can break without first going through the legal processes required. We do not have the authority to remove personal belongings from a property and therefore are limited to what action we can take. We do not often receive video evidence following complaints therefore you if you are still experiencing problems please send this across and we will contact the tenants, guarantors and university again.
