Marketing should read..."as recent graduates, we know how to maximise profit from student lets"! We just won our deposit back via MyDeposits and reported to TRADING STANDARDS who would be very interested in hearing from anyone else who has experienced similar to below so please make sure you report to TS via your local Citizens Advice to protect others.
If you are already in a Uni2Rent property read all the online reviews dating back years of the same stories. This is our story so this is how to protect yourself:
1) DEPOSIT - scrutinise your inventory, take own photos and detail everything! At the end of the tenancy they tried to deduct £1700 with false or exaggerated claims of damage and cleaning required - this is called BETTERMENT and is against the law. Also they should return the deposit or inform and deductions within 10 days of tenancy end – it took them 45 days chasing (see 3 below)
2) CHECK OUT INVENTORY - They did their own inventory so not objective and awarded the 'work' that did not need to be done to 'One Call Maintenance' which is also owned by the same director as Uni2Rent - so there is a conflict of interest and bias. Ask to be there at check out! House was shabby and dated when moved in so clearly not maintained well.
The inventories were also factually inaccurate and contradictory eg our check out report Sept 2nd showed £1700 of ‘damage e.g new mattresses, redecoration, deep cleaning required and NONE of this work was even done by November- 2 weeks later 15th Sept when new tenants moved in – Check-in inventory shows 100% good, clean condition for every item – so how can that when the work wasn’t done?!
3) DELAYING TACTICS - read the reviews go back years same thing! They fobbed us off for months saying they were busy! NB 3 months after tenancy ends you lose any protection from MyDeposits and you are on your own! Do NOT miss this window report to MyDeposits before this window expires! Ensure you request in WRITING at end of tenancy for the deposit to be returned as this starts a 30 days clock ticking for MyDeposits.
4) POOR SERVICE & DUBIOUS PRACTICES - During tenancy incompetent, maintenance/repairs not done, poor communication, incompetent, unprofessional, uncaring no integrity. When presented with challenge they ignored, denied or deflected and were unwilling to enter into any negotiation or compromise – despite our evidence so I am glad MyDeposits awarded in our favour and demonstrates they were in the wrong!
