Viewed a property which was the perfect location and size for what we were after, despite having only 1 image available. At the viewing it was advised that remedials and refurb works were to be completed before the move in date. Agreeing to this we paid the deposit and a little over the first months rent.
Picked up the keys a few weeks later, being told by Susan that the property had been cleaned and renovations complete (except the garden to be completed next week), and that discussions were had about touch ups to paint but as these were minimal and touching up would look tacky it was decided by 247 to leave them. However upon visiting the property it was clear that very minimal works (if any) have been done.
multiple thick black marks on paint throughout hall;
all but 2 interior doors having holes in them;
2 interior doors do not close (including the bathroom);
Missing skirting board in the livingroom, bathroom, and hall;
Window missing in the kitchen and badly boarded up causing a draft;
Silicone missing from around the bath;
Electrical wires showing in the livingroom; bedroom; and kitchen;
Paint peeling from doors;
Mould on walls;
Damp showing;
Leak from a radiator;
Smashed lightswiches;
Plus many more issues.
The place has also not been cleaned as suggested, there are clearly cobwebs and dirt throughout.
I emailed these issues that day (as it was Saturday and the office was closed). I then went into the office first thing on the Monday morning to discuss the concerns and advise that I was not willing to live in the property. Susan tried to tell me that she would have some of the issues fixed, I explained that I wouldn't be content if all were rectified never mind just some of them and that I had no faith in them as I was told the place was ready to live in before I had the keys!
I was then told that they would accept my 28 days notice to leave the property! They honestly felt that I should pay a month's rent for a place I wouldn't inhabit myself nevermind with my 3 year old daughter! They continually advised that I signed the lease, despite my telling her that I only signed the lease based on the information provided by them that renovations would be done prior to the move and that I was further advised these would be complete! None of this was her fault, even blaming the "trainee" letting agent Rebecca (who, in her defence has been outstanding).
The worst part of the "service" however was yet to come. When I asked Susan if she would live in this property, her answer astounded, and to be honest, angered me more than I can ever recall. She had the gall to respond "well I dont have to, I own my home"! That shows the utter contempt which Susan, and clearly this company, has for renters!
It took over an hour and a half of discussions before they finally relented and refunded the money back to my account for the deposit and rent. Unfortunately it does leave me out of pocket for removal costs and having to find a new property, but at least I no longer have to deal with this sham of a letting agent!
The property was relisted within hours. I only hope they don't catch anyone out who is unable to stand up for themselves and get landed with one of the worst agents I have found and one of the worst properties I have visited!
