All of our tenants know that when they live in one of our properties that it is stated in the contract, that the carpets need to be professionally cleaned on vacating the property, this is informed to them when they sign the contract and again on the check out letter. We certainly do not have any affiliation with any carpet cleaners and what the tenants get charged is exactly the same as the carpet cleaning firm has charged us, no extras (some other agents would add extra onto this for having to organise this, as this involves extra work). We would prefer that the tenants would organise this before they hand the keys back and supply a receipt that we can pick up on move out. We do not care which professional carpet cleaning firm is used as long as it is done.

Funny that you tried to take £300 for cleaning carpets from me, the only draw back for you was property owner stepped in and told you there was no need they were perfect. I own a vax and did them myself before inspection.

The carpet cleaning is a common thread- I think he gets a kick-back from the carpet cleaning firm! Of course he will deny it... And as for raising your complaints with him- why would so many tenants be complaining about him on this site if he resolved matters fairly instead of trying to swindle everyone?

Even his made-up complimentary tenant reviews on this site are a joke, they're so blindingly obvious!!!

Again I do not know who you are, or which property you are writing in relation to. We are a professional company who act as soon as tenants report faults with the properties. We certainly do not quote prices for carpet cleaning as we do not clean carpets, we would not know what the prices would be. If you had come to us with regards to this issue then we would have produced the receipt for the prior carpet clean at the property. We are solely a letting agent and not an estate agent as we do not sell houses.
