Rented a house through Aubrey & Finn for six months starting in July 2021; competition for housing was so fierce at the time in St Albans that we ended up paying £175 per month more than the asking price (not blaming A&F for this) and we offered to pay 6 months' rent in full in advance.
We were assured that maintenance and decoration would be carried out before we moved in, but when we received the keys, it was clear that the house had not even been cleaned. It was filthy, and the room that my asthmatic daughter was due to be sleeping in had mould in the wardrobes and a foul smell. My wife and daughter ended up having to sleep in hotels for three weeks until the work that had been promised before we moved in was done. Aubrey and Finn assured us that we would be reimbursed for the cost of the hotel stay, but 8 months on I am still chasing this reimbursement and A&F seem perfectly happy to fob me off and ignore. It looks like I now need to pursue the money through a small claims court.
Even worse: we reported seeing a rat in the garden in July but this was ignored. By early October we could hear the rats scratching around between walls at night. Pest control confirmed a rat infestation, and also confirmed that the house was easy for rats to access because of poor property maintenance. The smell was unbearable and was making us sick. We limited ourselves to only using rooms of the house were the smell was less strong, so clearly weren't getting full use of the property. Given that the property was uninhabitable, we ended the tenancy early. A&F assured us that we would be reimbursed a month's rent, though again I am still chasing this and am being ignored / fobbed off.
So, renting with Aubrey & Finn has left me out of pocket by over £4000. I've had to take out a loan to deal with the cashflow problems this has caused. Icing on the cake was when I was emptying the house when we left and multiple neighbours approached me to talk about the multiple problems that previous tenants of the house had experienced. It turns out that rats had been a problem in the past and that the landlord simply hadn't carried done the work needed to prevent them from coming back.
Unless you want to lose thousands of pounds for the sake of living in a rat-infested house, you might want to conside renting via another agency! :)
