They do not even deserve a 1 * if im honest. My advise to new clients think hard before you use this company. I left the property after 3 years in perfect condition i even painted it all magnolia so the new tenant would have a fresh canvas. There was no damage in the flat i looked after it like it was my owned property, and these people refused to give me my deposit back. After many emails and arguments they eventually gave me 50% of it back, which was unacceptable but i just wanted rid of this company from my life so i i took it.
They are Absolute rip off merchants. There was damp in the flat from the get go which they promised to sort out.. it literally took months for them to sort out. The heating in the flat was faulty, again it took months for them to actually get some one out to fix,,then it wasnt fixed correctly and that was an ongoing situation. They will avoid your calls and you have to constantly ring them to get any feedback and then you are treated like you are the person in the wrong. I would never rent from this comany again. I have rented properties for the past 10 years and ive had a few issues with some..but this company was the absolute worst. Again to would be clients...if you wanta hassle free tenancy with a good landlord..do not use Samuel and Co of West Bromwich.

Oh my gosh i had the exact same experience! they looked for any excuse to try and take my deposit, jayd even said at one point, well the landords needs to make some cut so what amount do you agree on, sam is the shoddiest crook i have met, how he runs this company i dont know, much of lying crooks the lot of them, made me mentally ill, i lost so much sleep. never ever again do i want to cross paths with the puttins of west brom.
