“An absolute disgrace...”

A company who quite happily let out a flat with filthy bins crawling with maggots and broken appliances. Then attempted to blackmail me into giving out personal details when I left. Unsolicited emails asking for somebody's personal info is usually a sign of fraud and the police should be investigating this.

I moved into the property in question in Bridge of Weir due to limited time and choice, mostly due to it being spacious and in a decent village. Alarm bells were ringing almost immediately when I discovered the washing machine did not work and the oven was extremely slow to heat up. These are basic things which must be in full working order before an agency even thinks about handing the property over to a tenant. Worst still, the wheelie bins were like a scene from a horror film. The specific one for this flat smelled terrible, was filled with water, flies and hundreds of maggots crawling about, amid rubbish left from the last tenant. Unfortunately, I was not shown the bins when I viewed the place and this is probably why.

It also became clear with the rather unclean surfaces that the agency had clearly not bothered to give the flat a proper clean whilst empty. Given this was in summer 2021 during a crucial period of the Covid pandemic, it is shocking that they did not think to give it a proper clean. A loose light, broken toilet seat and disgusting chewing gum remains on the front doorway were amongst the other alarming discoveries.

I moved out with the minimum month's notice required. Originally, the agency staff had not bothered to provide an energy performance certificate, which is compulsory by law. They also had not emailed the tenancy agreement before I signed it like they had promised. The staff were equally unprofessional when I left and made pathetic attempts to make life difficult for me. The female receptionist in their office told me that I had to give 2 month's notice to quit. After reviewing the lease and my rights as a tenant, I responded a few days later that I would be giving 1 month. This was not challenged, so it was clearly a blatant lie by the agency.

I was then repeatedly harassed by email from the agency, telling me I must tell them my new address I was moving to, as it was needed as "part of their policies & procedures". I responded that my new address was nothing to do with them and the owner of Lind Letting then got in touch, saying I had to give them my new address or I wouldn't get my deposit back. I then spoke to the deposit company, who agreed that a landlord or agency does not have the right to know a tenant's new address. I sent Lind's owner written confirmation from the deposit co. to back this up. He did not reply and within days my deposit was suddenly returned in full!

I hope this review will help to save other tenants from future problems. Unfortunately there is an open goal for any greedy individual to become a landlord in Scotland and foist off ex-council houses such as this one, disguised by the fact they are in quiet, affluent areas. It's time that those who play this game are held accountable.
