I used Haybrook Lettings to find tenants for my property in Sheffield in December 2020. I paid Haybrooks for the full Management so that I didnt have any contact with the tenants. Haybrooks found me the tenants which are Romanian. The tenants reported a problem with water coming through the kitchen ceiling to Haybrooks, Haybrooks then phoned me to see if I could go round and have a look because of the language barrier. I went round to have a look. The next day I phoned Haybrooks and asked if they could get a contractor out and fix the leak, which they did but left a hole in the kitchen ceiling. So I then asked Haybrooks to get another contractor to repair the ceiling , when Haybrooks sent me the pictures of the repair I could see that it wasnt a very good job they had done. so I phoned Haybrooks and told them, Haybrooks then asked if I could go round to the property to have a look at the repair and speak to the tenants because of the language barrier, So I went round and the repair wasnt good, I phoned Haybrooks and told them they then got in touch with the contractor and phoned me back to ask if I could meet the contractor at the property the day after , which I did and the contractor admitted it wasnt a good job he had done. So I have had to find another contractor myself to sort out the ceiling, My contract with Haybrooks ran out in December 2020. I phoned Haybrooks saying that I didnt want to reniew my contract as I had not heard from them about renewing it or not , but my tenants had. I was then told I had to pay a tenants exit fee , which is 4 weeks rent plus V.A.T. I read my contract and I believe Haybrooks are in breach of it. As I paid them for the Full management they were suppose to do a check on the property once every six months, which they never have , they should have themselves gone round to see the tenants when any problems arrived and not me ,and also by not getting in touch with myself about the end of the contract but had been in touch with the tenants asking if they could sign up for another 12 months without my say so.( I may as well have managed the property myself as every time the tenants phoned Haybrooks, Haybrooks then phoned me to sort it out because of the language barrier)
