SELLERS BE AWARE. Hannells Alvaston and potentially other branches are limiting viewings.
I tried to view this property and again met by a “all viewings are fully booked” despite me
informing them that I was cash buyer and willing to pay above market value.
Very disappointed with Hannells - Alvaston and their practice of limiting viewings. You would expect that at a time when there is significant demand for properties your estate agent would make sure they act in a way to maximise the sale price but instead Hannells employ a practice which caps the number of offers available.
Although they may be able to convince naive sellers that limiting viewings is normal those of us who have years of experience in property investment can see that this is poor practice.
During the pandemic there have of course been restrictions of viewings however whilst many others have innovated and found ways to manage viewings in a safe manner, Hannells has used this as an opportunity to reduce their workload and act in a selfish manner which does not provide the vendor with the best price for their property.
As a cash buyer willing to pay above market value for a property, I have been prevented from viewing properties and having the opportunity to match and go above existing offers.
I have previously sold property with Hannells but will never use them again. This practice demonstrate that Hannells to not act in the sellers best interest.

Mr Singh, We appreciate your feedback and apologise for any frustration caused by the viewing situation at the requested property. I can assure both yourself and any other potential customers that Hannells have no policies regarding "viewing caps", and will always work with and to the instructions of our vendors and clients. We are very aware of the current levels of interest and its benefit to our customers, and always advise as such, but many vendors are satisfied once they feel as though a large portion of the currently proceedable potential purchasers have seen their property.
Should any of our clients request that we allow any and all viewing enquiries to continue indefinitely, then we would, of course, honour this request, and all interest in any of our properties is recorded and communicated with the vendor, regardless of the viewing availability.
