I too now am in same situation and I think they keep lying to me as they say they are working on legal's but as yet nothing happening?.

Hi, I was recommended to contact you by another property service team. I am looking for a 1 bed room property in E3 area. Hope you can assist me please.

I urge every landlord who uses Elliot Leigh and who is lied to, manipulated and bullied by their cowboy management team to get in touch with the property ombudsman.
I have rented my property with them on a 5 year lease, the tenant they put in was messy and destructive. I documented damage from the beginning, however Elliot Leigh staff lied and said the property was leased to them in an unsatisfactory way. We have our own photos which show we fully renovated the house before leasing to EL!
Stuart and Steve are vile cretins, they are bullies and liars. I truly hope this is one business that coronavirus ruins

I am sorry to hear that you were not satisfied with service you received from us. As you are aware we act in the middle for all parties including the tenant, local authority and landlord and have a duty to all parties to ensure we act fairly. When an item like the kitchen floor (photo below shows floor when taken on) is already showing considerable damage / wear and tear when taken on we cannot claim for this item to be replaced at the end of the agreement, we can also not claim for items that are general wear and tear. I am sorry that you were not satisfied with the assessment however as mentioned above we do have a duty to act fairly to all parties.

I am sorry that you were experiencing ASB from a tenant placed in a property we manage. We take alleged ASB very seriously and had several meetings with he tenant about this issue. I understand that the tenant was moved to a more suitable property a couple of months after the first report and a new family has moved into the property with no issues.

the agents cant do anything about crime / noise nuisance , u have to contact the barough or police for example i live in ilford /barkingside area so my barough will be redbridge so plz try there ...!!

I am sorry to hear of your dissatisfaction with our service. As you may be aware we have build up an excellent reputation over the last 15 years and have been praised for this service by landlords, tenants and local authorities alike, we have also been members of the property ombudsman for several years without issue so we certainly do not agree that we are a fraud company. Unfortunately the tenants in your property are being evicted which both us and the local authority are commencing, chasing and covering the cost of whilst still still continuing to pay the guaranteed rent every month and manage the property as per our contract. I am unsure why you were advised to "go legal" as this is something that the local authority are already doing.
We are still hoping that the eviction will not be needed and the tenant will move sooner so we can hand the property back to you sooner but we will keep you fully informed.

Firstly i would like to apologise for the delay in returning your property and your dissatisfaction at this. You may be aware that we served notice on the tenant / local authority shortly after you served notice to terminate the contract with us and was confident that the property would be handed back without issue. Regrettably there has been a delay as the tenant has specific needs for her children and cannot just be moved to any other property. We have been working tirelessly with the local authority to try and find the tenant a suitable property but due to their needs have found this difficult, but we are advised that one has been found and they will be moving out imminently. We do of course thank you for your patience in this matter and have and will continue to pay the guaranteed rent every month, carry our repairs free of charge, manage the property and inspect the property every 8-12 weeks.
We do understand your frustration and the problem this has caused you and your family and I would be more than happy to discuss this matter further with you if you would like to contact me at the office.

We are also facing the similar situational faced by Akande whose review We just read as above.We also have served notice and it's more than six months and they do not have any intention to give possession of our property.We spoke to them yesterday and were bluntly told to us go legal if we want our property's back.Absolutely a fraud company never to be dealt with at any cost.i am sure there might be many more like us having the same problems with Elliot Leigh.Never ever trust this agent .

Thank you for taking the time to write this review. I can understand your disappointment at not receiving your property back by end of the contract. As you are aware the tenants were offered 2 alternative properties to move into before the end of the contract, they have refused both and will not move from the property. Eviction proceedings have commenced against the tenant at no cost to yourself. We will also continue to pay the rent through the eviction process until the property is returned. We hope that the tenant will see sense and move out before the court evicts them.
As you are also aware we only charge an admin fee which equates to half of one months rent which we consider to be very reasonable for the benefits included on the guaranteed rent scheme.

Thank you for taking the time to write a review. It is disappointing to hear that you were not happy with the service we provided. It was surprising to hear this as you had renewed the contract with us on 3 occasions over the last 7 years and we have never received any negative feedback for you.
We ask for landlords to provide properties unfurnished and always advise that a items left would be at their own risk. After 7 years of renting it is likely that some items will need replacing due to wear and tear and we offered compensation towards the missing items which was similar to the ombudsman amount awarded.
