I have had a very horrible experience with this estate agent, and in particular the property manager, Ali Miah. I found him to be extremely difficult to communicate with, he’s very condescending and genuinely is an unintelligent person. I would never recommend this estate agency when choosing your next flat, please be very cautious with Ali Miah. Below I will list some of the issues I had in my 1-year tenancy.
For some reason, Ali arranged for Wi-Fi to be in the flat himself, months prior to us moving in, he didn’t share the account details and misled us in how much we had to pay per month for the Wi-Fi, as when it increased, he demanded that it was our responsibility to cover the increased cost. If he had merely left the Wi-Fi to us, we would’ve been able to get a student contract and would’ve saved several hundreds of pounds.
He didn’t arrange for the flat to be cleaned as agreed in the offer, and wasn’t able to sort out a cleaner before we moved in but also didn’t arrange one as soon as reasonably possible either
Flat came with broken dishwasher, microwave, oven, hob, extractor fan, illegally sized fridge, and was unclean (especially the oven)
He didn’t listen when a problem was presented, wanted issues to occur multiple times before taking it seriously and taking action, for example, our dishwasher was only able to run for 30 minutes at a time before turning off; despite being given videos of the issues occurring, it took over a month to resolve.
Issues with the lighting in the bathroom which persisted for several months, and Ali was extremely reluctant to fix, it was only fixed a few months before we left the flat.
Refused to fix issues which were against HMO, had to go to Camden council to resolve with the landlord directly.
Constantly came to the flat without 24 hours’ notice, sometimes completely unannounced up to an hour prior to arriving
The contractor who he used regularly was extremely condescending (much like him), would not listen to what I was saying, would put in very little effort in fixing things and do a cowboy builder kind of job.
Gaslit me very often, was extremely rude and condescending. Generally, couldn’t understand what I was saying and made communication nearly impossible.
Tried to break the contractual agreement on how frequently we had to pay rent, gaslit me into thinking we had a verbal agreement to pay in instalments of 6 months at a time rather than the contractual agreement to pay rent monthly.
My own room had a draught because of issues with the window fitting for over 8 months before being resolved, my room was always cold due to that, and I had to pay much more for heating to compensate for the broken window.
At the very start of the tenancy, I had asked the degree to which we needed to clean the flat when we leave, he stated that we do not need to get a professional end of tenancy service, if the flat was in the state that we got it. When it came to the end of our tenancy, we ended up getting a professional cleaning service. When we requested our deposit back, he refused to give back the full amount as he said the flat was not clean and proceeded to send zoomed in blurry pictures of obscure dirt and said that he would be taking £250 out of the deposit to cover an end of tenancy clean. He revealed later that he was really taking money out of the deposit to help cover the cost of the new items he got while we were here, such as the fridge, dishwasher, etc.

Also I don't care if you don't rent "your flat" to a tenant like you, if you at all agree with Ali in this matter, surely I would never want to live in your flat anyway? This is assuming that you're not just an associate of Ali or just in fact Ali Miah.
