Egremont Place Brighton £170,000 WARNING Currently on Market by I am Sold. Only 61 years on lease remaining 1 bed flat Brighton
After winning the auction, the purchase didn't complete. This is because I didn't get a mortgage due to only 61 years remaining on the lease. I contacted several lenders and made one formal application for a mortgage. All these lenders told me that 61 years on lease is not enough to get a mortgage for 30 years.
I recommend to do you viewing carefully. the property is likely to have water leak and humidity problems as there are cracks on ceiling, walls and there springiness in the floor in the bedroom

The non-refundable nature of the Reservation Fee is disclosed on our website, our Buyer's guide, the Bid Registration, our Terms and Conditions, and the Reservation Agreement. This fee is paid to reserve a property exclusively to the Buyer for purchase in the Reservation Period.

As mentioned on the other review platform, The Appeals Process is there to give Buyers the opportunity to challenge the Review Panel's decision to retain the non-refundable Reservation Fee. We will respond to you within the stipulated timescales and if you remain dissatisfied with the outcome you may then approach The Property Ombudsman.

But why using viewers names to make money.
You cannot force people to pay with out registered on your website or made a bid on properties.
You can put these therm on you website for your bidders so they have to agree before that.
This is unlawful make this kind of list without this people knowing you have such a contract with vendors.
Agency have to inform the viewers about that black list. ...

All properties offered for sale by auction provide interested parties with a Buyers Information Pack. This is a collection of documents relating to the property and includes the Lease Register which shows the number of years remaining on the lease. This was the case in relation to this transaction.
As with all auctions, we strongly recommend interested parties to view these documents carefully before bidding and we are sorry to hear that this was not reviewed on this occasion.
