Wish I could leave -100,000 stars. I will never rent with X1 ever again, I will never recommend this company to anyone whether that be new landlords looking for a tenancy management company, or students looking for “nice” housing near to the University. Scam, scam, scam.
1) My neighbours smoked weed non-stop. It came through the walls, gave me awful headaches and stopped me from sleeping. X1 told me to deal with it myself and ring the police.
2) In early February 2021 I started to notice some damp on my wall and reported it immediately. Five months later it was covering my wall and had mould all over the wall too. 4 people investigated telling me 2 different stories and all that was eventually done was a repaint of the wall. It took 5 months, 4 investigations, 2 different stories of why it had happened, too many emails and phone calls for them to do a 20 minute job and repaint the wall. I dreaded going home every day to see that wall and be made to live in a mouldy flat for £166 a week with no compensation or formal apologies after the event. I'm a student nurse and had specifically said do not knock on my flat and disturb me to redecorate as I was on night shifts and sleeping through the day. I agreed a date with X1 and maintenance for my wall to be redecorated, a date when I was not on a night shift. Yet they still knocked on a day I had told them not to, ignoring my request to not be disturbed. X1 and their maintenance team are inconsiderate.
3) X1 took a very long time to get in touch about my deposit return when I moved out in August 2021. They eventually sent me an email claiming that I owed them £105 of my £200 deposit - £45 for a clean and £60 to reseal the shower. After a battle over email with Tara to get X1's evidence of what exactly needed cleaning it was finally provided, along with an image of a checklist of what did and did not need doing. On this checklist it had a tick next to “has the apartment been cleaned?” and a cross next to “does the shower need resealing”. Shot themselves in the foot there. I laughed when they sent this evidence because it shows how stupid they are and that they try to take students for idiots. A week after the initial email with Tara I had no response. I rang X1 and was told that Tara had left the company. I spoke to Sophia (Tenancy care manager) who was the one to inform me of Tara leaving the company, and asked me to re-email my evidence to Polly (Head of property management). She forwarded my email to David (Deputy regional manager) who replied and said that the dispute will be settled and I will get my full deposit back. It took nearly 2 weeks of being passed from person to person like a pass the parcel at a child's party to get through and get my money back. Very unorganised and inconsiderate.
To anyone who is living at X1 or who has signed a contract to live there: take pictures of EVERYTHING in the flat, every scratch, hair that's been left, mould in the shower and dirt on the floor, and take a walkthrough video of the flat. Do this when you move in and move out. Absolute scam of a company. Don't forget that DPS is your friend and no money can be taken from you until you and X1 both agree an amount. Be prepared to have your time wasted by X1.
4) Parcels would always be left on the floor outside the security office (security staff were next to useless so couldn't rely on them) and on top of the lockers in the post room. It took a multiple people's mail going missing and the threat of police involvement for X1 to install a new mail drop box straight in to the security office. However, even with this new instalment mail was still left on the floor outside the office and on top of the lockers in the post room. My mail went missing twice but as far as X1 are concerned it wasn't their problem.
5) Doors that are supposed to provide security with a key card were always broken. Anyone could get in to the buildings and have access to people's apartments. I reported the broken doors to both X1 and Haymarket security. Nothing was ever done.
Terrible company, waste of money/time.
