If it was possible to leave no stars I would.
I'm currently awaiting a response before taking things up with the property ombudsman & have already reported my experience to the local council.
I was looking for a property & things had got to the stage of signing back in May (I've been trying to find an outlet to make reports about this agency), however certain questions kept being deflected as to the nature of the agreement, & after seeking advice from the charity Shelter & a lawyer friend it turned out the agreement was a sham. Cloud 9 whilst returning my deposit have failed to address the matter or the how they came to be involved in something illegal. That is bad enough, if it weren't that I'm dealing with health issues which I made them aware of in order to make the process less painful. Throughout the process it became clear there was no respect for my health difficulties which became significantly worse as a result. In conclusion, Cloud 9 were prepared to act illegally & support the landlords breaking the law,whilst placing a vulnerable person in a position where they have no rights, so willing to exploit their vulnerability for financial gain & to save face. Advertising a live in rental property on a platform for live in rentals (ie AST assured shorthold tenancy) except the contract agreement is classes the property as commercial lease. Advertising & renting out a live in property under a commercial lease is illegal.

Comment on agent fees
I was refunded the fees as the contract agreement was illegal, though the Cloud 9 refused to comment & has cut off contact despite my following the recommended steps by the property ombudsman in addressing complaint. No procedure was supplied though I asked & I'm still waiting a response having sent evidence to Cloud ( & asking them to respond & address the issue.
