From the outset, Warren and Jo appeared friendly, honest and reasonable. I listed my property with them as I had originally bought the house via them and they are pretty well known for selling similar starter homes. Warren was keen, chased me up, and was able to provide lots of information about the market.
I had asked a couple of other agents to value the property but was displeased by their behaviour. One of them was quite patronising and rude, and the other one directed his replies to my questions to the person he assumed was the 'man of the house' despite me making it clear that the house was owned and being sold solely by me.
Getting it on the market was pretty quick, the photos were good and showed the property well. The description was fairly accurate and I was happy with it after making some amendments.
Viewings were organised and supervised by the agents, as a matter of course, which was very helpful in securing a buyer within a matter of days, and this allowed me to leave the sale in their hands without too much of my time taken. Communication about viewings and prospective buyers was provided promptly, automatically. Calls about offers were made quickly.
I was less pleased with communication once the sale had been agreed. The sale took about five months, and it was a chain free purchase with a first time buyer. I found that progress was at a snails pace and I was constantly having to chase. My solicitors were left waiting, repeatedly by the buyers solicitor. I was paying council tax etc for several months for a practically empty property, which left me wasting money unnecessarily. My own chain free purchase before putting the house on the market took seven weeks because I was proactive, and this was earlier at the height of the pandemic.
I won't name names online, but the person responsible for guiding the sale and communicating with me and the buyer came across as quite curt and abrupt in emails. Telephone calls were frustrating as I felt constantly spoken over, interrupted and patronised. I am fairly knowledgeable about the house buying process but I was 'educated' on simple things in a condescending manner. It felt that the assumption was that I was uneducated and needed simple things explaining to me, which is an unhelpful standpoint. I asked that both solicitors were chased for updates and I was told in an email "you can also contact your solicitor yourself". This was rude and unnecessary. Of course I can contact them myself, but why can't I request the agents I am paying for sales progression to do this on my behalf? If I wanted to chase endlessly, I would be an estate agent, and I'd expect to be paid for my time!
I would recommend a softer and kinder/friendlier approach, with some genuine sincerity, otherwise it irritates and alienates people. Estate agents get a rough time from people generally, but I can understand the perception after viewing >100 houses over the last year and negotiating offers on several. It doesn't take much extra time to be patient and let people speak during a telephone call, and it doesn't take long to write a polite and friendly email.
