Awful company to do any business with.
I lived in a property they managed for 8.5 years, never once late with rent and looked after the place well, which as a landlord myself I know how that's actually something of a rarity these days, this despite the fact that the landlord applied for (and was granted) a demolition order on my home 3 years ago so that they could redevelop the plot and build more houses without even notifying me - I found out when the order was posted to the lamppost outside the house that they were planning to knock down the house I had been living in for 5 years. Fortunately the down-turn in the London property market meant their greed didn't end up progressing into action as nobody wanted to pay the ridiculous value they placed on the plot.
Through that whole time both they and the landlord refused to do a single piece of maintenance unless something was actually broken (a washing machine and a few fence panels were the only things they finally after much complaining accepted were their responsibility). They didn't service or maintain any of the appliances even though the boiler was barely working for the last 5 years, never contributed to any redecorating or renovations, and then had the audacity to complain about the level of wear and tear when I moved out; they tried to make me pay for professionally cleaning of the (by now 9 year old) carpets because they had a little dog hair left after cleaning the place from top to bottom, even though at that age they would clearly need to be replaced before anyone else could rent the place.
They also tried to make me pay an extra 2 months rent because they had inserted a badly written clause in the contract at renewal which they claimed meant that a '6 month break clause' meant that I could only give (2-months) notice at 6 months, making it actually an 8-month break clause. I refused of course and under-paid the rent for the last 5 weeks of the tenancy (equal to the value of the deposit) because I had absolutely no trust that they would return it, and after the request to clean the carpets I believe I was right to do so - they are unscrupulous and would definitely have kept my deposit if I hadn't taken action to protect myself.
After paying in total over £200,000 in rent over the period I didn't even get a 'thank you', 'good luck with your new place' or 'sorry you're leaving' - as always they were sullen, unprofessional and argumentative. I finally had to just walk out after handing over the keys - they were unpleasant to the end.
I can't tell you how happy I was that lockdowns are finally over and I can finally move away and hopefully never hear from this dreadful company again. I can't stress enough how much I recommend you stay away from this bunch of cowboys. If anyone wants to hear the terrible details of how they treat tenants feel free to send me a message.
