1 star is too generous.
They supposedly manage a property I own for me. They are terrible! Here is a brief list of reasons why:
1. Previous tenant left very visible damage on 2 walls. They did not notice and I had to point it out after viewing the end of tenancy report.
2. Repairs to the wall mentioned in 1 is still not started 20months later.
3. conducted work on property I specifically asked not to be done and was charged for it.
4. A Tennant swap was made, however the Tennant only signed the lease 2 months after they moved in.
5. Damage to bathroom, which they noted was urgent has only had a temporary fix even though I have requested for a full repair to be done ASAP, it has still not begun 4 months later.
6. All of the above issues were addressed with the manager present in a meeting. Provided 25% off management fee for a year as an apology and a promise to deliver on all outstanding issues. It has now been 3 months with no progress. They also have not decreased the management fee as promised.
7. For the past few months Tennant's have only paid 1/3 of rent. We had to chase them about this and they still have not resolved it.
Feedback:
- do not promise things that you cannot/will not deliver.
- if there are outstanding actions provide incremental updates even if there is no progress. Let us know why progress is slow, it also lets us know that it is not being forgotten (in my case I can only assume it was).
- check reports that you send us. End of tenancy report should come with a list of suggested repairs.
- check that Tennant's are paying rent!
