I have had experience as a buyer with Smart Homes, I am a first time buyer.
Smart Homes fit the estate agents stereotype perfectly. They will provide you with a deadline within which you must make an offer, they have taken this approach with me on no less than three properties I have been interested in within the B28 area of Birmingham. So, they will tell you that the deadline to put in your offer is, say, 12.00pm on Thursday. Before 12.00pm on Thursday you put in your offer. In the three offers I put forward my first offer was 5,000 over the asking price. For the second property I went in 10,000 over the asking price. For the third property I went in 15,000 over the asking price.
Once you have put in your offer they will not let you know if your offer is the highest offer. You would think letting you know would be to the seller's advantage right? Unless, of course, they have a preferred buyer or worse a vested interest in a quick sale.
On the Saturday that follows you will receive an email from a different member of staff (it is always someone different to the individual you were previously dealing with) to tell you that the offer was declined and they will also add that the seller has decided to accept an alternative offer thereby closing any potential opportunity you might have to improve your offer and the seller's position... why would they give you that opportunqity if the sale can be closed quicker and they can get their commission?
Later I checked all three properties on Land Registry. One sold in May 2020, one in April 2021 and the last one in June 2021. All of them sold for less than what I offered. How is that to the seller's advantage?
This is an agency to avoid as a buyer - unless they have been instructed by the seller of a house which you really like, those are the only circumstances under which I approach them. Particular people to avoid are Irene, Nicola and Emma, I have had dealings with all three of them as a buyer and they do not deserve your money. As an agency, Smart Homes do not deserve to be in business due to the absolutely disgraceful level of greed which is neither to the advantage of the seller nor is it favourable to a buyer. So we should complain, complain and complain until they shut them down, they do not deserve to be in business.
