I first received a letter from Roger Moore saying that our rent was going to be increased by 10%, this 3 days before our rent was due to come out. This is not legal because we were meant to have some kind of warning, but we complied as to start off the relationship with our new estate agent (as our account had been transferred). This should have been red flag number one.
The boiler in the residence was faulty. It had failed every inspection. It caused the ceiling to cave in, to which we had no use of our dining room (and in turn because we had to place our furniture in the living room we lost that space also) for months. When I thought the builders (as discussed with the builders) were due to come they simply did not arrive. Upon calling Roger he said 'did you not call them to sort it out?' Hardly in anyway helpful. He had made no attempt to help or confirm with the builders. The builders had told me that another leak was caused due to the bath not being properly supported and the drainage pipe was coming un lodged, this meant that my partner and I were left unable to use the electric shower our entire time there. When I asked for this to be sorted (over a matter of weeks of begging) builders came to inspect and Roger sent a photo via recorded delivery of a photo taken without my permission of some baskets and personal items I had on the bath blaming that for the leak. Upon removal of these baskets the issue still persisted but by this point Roger Moore had refused communication with me, saying he would only speak to my partner. I told him this wouldn't be possible due to my partner working 6am - 7pm he still refused. I have emails to my partner confirming that Roger refused communication with us.
Early Summer last year my partner and I noticed the wallpaper was coming off the wall. I knew that I would receive no help or communication, so I removed the wallpaper and redecorated the wall myself, I work as a handywoman, so excluding the money out of pocket, it wasn't a problem. When mould began to form on the wall my partner called Roger Moore and he told us we were due an inspection. An estate agent came, took photos of the wall and said that he'd talk to someone to get it sorted. This never happened. 3 months later a boiler man came to fail the boiler once more, explaining that the pipe steam is released from was just expelling water onto the outside of the property causing the mould in the dining room. He took photos of the wall told us that it was frankly 'dangerous' and should be sorted immediately as the damp could damage the electronics in the room, not to mention the air quality in that house was atrocious. Nothing was done to resolve this issue till my partner and I decided to move out in February. I didn't realise how dangerous the air quality in the house was until I had finally moved out. I find it appalling that they let us live in those conditions for so long.
We are yet to receive our deposit back due to complications with the deposit scheme and the deposit not being properly transferred when we had changed to their estate agents.
I would not recommend renting from Horton Knights Doncaster
