Belvoir Doncaster is quite simply the worst business I have ever had dealings with!
I was a tenant at one of their properties for 3 and a half years and during that time there were so many issues: We went 3 months without a working hob, 22 days without a washing machine, 9 months with a bannister that was loose and falling off the wall and the list goes on. The service we received during our period with them just seemed to get worse. I would avoid this company if I was a tenant because they have no interest in their tenants as according to the staff and the manager “tenants do not pay us for our services, the landlords do”. I would also avoid this company if I was looking to rent my house out as they employ tradesmen that have very little skill (obviously cheap) and are unable to even put a cupboard door on.
The worse thing about Belvoir Doncaster is that they try and keep their tenant's deposits. We have rented many properties before and we have always been given a full return of our deposit. We have always paid our rent on time and have looked after each and every property we have ever lived in. Belvoir sent us a confirmation of their deduction list from our deposit and they said that we were entitled to £17 pounds of our £650-pound deposit. This was a ridiculous judgement and one that was completely unwarranted. I rejected this claim and the staff then tried to negotiate with me on the phone. Their price list included 189 pounds for 2 freezer drawers that had cracked and 90 pounds to professionally clean a house that had just been professionally cleaned for 30 pounds. The house was in a better condition than when we first moved in because I remember walking into a kitchen that had flooded and destroyed parts of the cheap lino on the floor. I obviously disputed this embezzling claim with the DPS, but Belvoir decided to ignore my request and they did not respond to my action on my deposit. Therefore, my deposit was just sitting in the DPS without any action being taken from their side. I was unable to get my money back! I emailed Belvoir twice asking them to act on my request, but they refused. When I called, they put the phone down on me! I then went to a solicitor and used the DPS Statutory Declaration Form and guess what…Belvoir did not respond, this resulted in the DPS releasing my deposit back to me in full. This seriously makes me wonder how many other times they have deceived tenants for their deposit. Belvoir had no ambition to pursue their £633 pound claim as they know that the claim itself was dishonest. If we left the house in £633 pounds worth of work, then surely, they would have contested and won? After 6 months of waiting, emailing without a response and filing a form through a solicitor I received my full £650 pound deposit back.
Avoid Belvoir because you will undoubtedly in the end become very frustrated, disappointed, and upset by the amateurish service you will receive.

** The following facts clarify Kieran Parker’s comments. **
On Thursday 29th October 2020 during the COVID 19 pandemic Kieran emailed us to say they were “struggling to get the washer dryer to work.” A visit from the repair engineer proved the repair to be uneconomic. Due to COVID 19 shops were closed, warehouses were struggling with staffing issues, transport and deliveries were badly affected. However, we found a company to deliver a few days later and Amy Williamson, Kieran’s partner agreed this with us. Kieran rang the office a few days later to change what his partner had arranged; he gave my colleague a tirade of abuse she will never forget. Kieran was screaming and “F … ing and Blinding” at my colleague for around 15 minutes, before she could try to speak to him. Kieran said the new machine had to be delivered on a Saturday or Sunday as they both are junior schoolteachers and could not be away from work to accept a delivery. We found another W/D that could be delivered on Sunday 15th November! The electrician arranged to fit the next day in the evening. He had a COVID 19 test that turned out to be negative, this delayed the fitting until Friday 20th. The washer dryer did take 22 days to replace from the original email.
The gas hob could be turned off to stop the continued sparking … it was safe to use. The hob was replaced as the parts were uneconomic to replace. This was completed out of hours by a gas engineer.
**The Bond** Belvoir have an excellent inventory carried out by a third party. Also, photos to show how the property was left by the tenants, along with invoices & receipts for the work needed to put the property right after the tenants left.

Oven, Hob and Hood cleaning including new filter - £85.00 **
Cleaning in the bathroom and kitchen - £60.00 **
To empty 3 bins & the shed & disposal of the rubbish - £40.00 **
Carpet cleaning, Lounge, Hall Stairs and Landing + 3 Bedrooms - £110.00 **
Supply and fit missing & broken draws in the Freezer & Fridge - £110.00 **
Decoration, the whole property was re-decorated. Walls ceilings and all woodwork. The Tenants were asked for £200.00 in respect of the damaged and badly repaired areas. **
Total of the above dilapidation's = £605.
