We are renting a property with MLK in Leamington Spa. Have had a significant list of issues, and have bullet pointed them below.
- Property had not received a thorough professional clean before moving in, even though this was agreed in writing beforehand. Simple degreaser has pulled up an enormous amount of grime; cupboards, walls and ceilings in the kitchen and bathrooms needed to be washed, to remove waste (both yellow and brown) and bits of food. Carpets had been cleaned as agreed. Cobwebs all over the property.
- Main Toilet leaking waste water into the utility room which is where the fridge is. The plumbing has been fixed but the ceiling and walls are still sodden and unclean. It's understandable that MLK had not found this issue before we moved in without using it, after finding and diagnosing the issue ourselves however we were asked to further investigate as “it won't be the toilet”.
- All showers require tile work and re-grouting. The tiling has now mostly been done (6 days after moving in), but not yet grouted.
- The removal of tiles has uncovered significant black mould, the smell of which now fills the upstairs. We have one shower that we can physically use until the tiling is completed and dried, but this is in a room with black mould exposed. It is the middle of June and currently 28 degrees.
- There are other issues such as leaky sinks and taps still to be fixed.
- The oven is still to be cleaned, booked for a week after moving in.
- Non-functioning possessions the previous tenant did not want are in the garage, we have to take them to the tip ourselves.
The explanation we received from MLK was that the check out for the previous tenants was only days before we moved in, and that MLK were unable to diagnose these issues beforehand, to quote email correspondence “I haven't lived there so would be none the wiser”. When a formal complaint was raised about the cleaning MLK stated they were glad we had “high standards and hope it continues”. No email said sorry for the situation we are in, just apologised that we had to take so much time to additionally clean.
The inventory was thorough and detailed.
