I am currently renting a property with MLK Properties in Leamington Spa as a professional sharer. Since our tenancy began, less than a week ago, we have encountered a number of significant issues.
- Upon moving in, the property had not been professionally cleaned as previously agreed in writing. We found considerable particles of food and grime in kitchen cupboards, dirty cleaning equipment in bathroom cupboards and bodily fluids underneath toilet seats that had clearly not been removed to clean. Although the above issues were present, the carpets had been professionally cleaned to a high standard.
- 2 days after moving in, we discovered the main bathroom toilet was leaking waste water into the utility room. This a room where a large fridge and washing facilities are located. Thankfully, the plumbing has now been fixed but the ceiling and walls are still damaged due to saturation with waste water.
- All showers required some form of re-tiling and/or grouting. The tiling work is now partially complete but we await a further visit for grouting which will then need to dry. The main shower and toilet are able to be used but only while being exposed to large quantities of black mould. Thankfully, we have the keys to our old property until tomorrow so are able to visit there for showers.
- The washing machine is clearly on its last legs and can be heard throughout the house when used.
- Garage full of previous tenants possessions that we were told we could take to the skip.
- Dirty oven, only being cleaned 1 week after our move in date. This was made clear to us upon check in. Thankfully, we have made do with BBQ's & takeaways with the lovely weather recently.
Although MLK Properties are now being proactive in getting issues sorted and finding contractors, it is far too late. There are no excuses for the fact that the property was filthy upon arrival and the cracked tiles & grouting that rendered 2/3 showers unusable. We had no choice to but to move in having already given notice at our previous property once we had agreed a move in date with MLK Properties.
Simply taking an extra week to perfect the check-out process and not rush tenants into an unsuitable property is the minimum expectation of a letting agency. Myself and my housemates have previously rented with other exceptional letting agents and have been taken by surprise at the condition of the property we have moved in to.

We are sorry that you feel this way. We did make you all aware at the viewing that there were some tasks still to be completed and an one issue did not even become apparent until after you moved into the property.
You were happy to go ahead with moving in on the 7th June with the knowledge of the viewing day snagging list.
You reported an issue to me on the 9th June and a plumber came out the next day. This put other works on hold, and the plumber said he couldn’t repair the main issue until the following Wednesday. As this was unacceptable to you we contacted and arranged another contractor and they came out to you on the Friday and completed on Sunday. Good contractors are very busy and can they can only do so much. Had you chosen to delay the move in then the experience could have been different.
The washing machine has been dealt with upon you reporting it. You are now having a new washing machine being delivered on the 24th June and we are sorry that it cannot be sooner.
In relation to your point about some ‘wear and tear’, you have got to expect this in an older property.
Everyone has gone over and above to complete and we are disappointed that you felt the need to express your views in this way.
