Axis Property Management of Grantham


The sun shines bright when you first meet this Company. Nothing is too much trouble. They swarm in like a Swat team and do all the repairs. They are even on hand at the weekend; not interfering with rooms; they just circulate in the kitchen/ garden area; speaking on the phone, you approach them if you need to.

9o days later; "Repairs? Who cares?" Is the very bad attitude adapted by Axis. It seems the good days are over! I report; 'several times' that an area of the house is inoperable; due to no lighting working in that area of the house. An email greets me from Axis. " We will endeavour to respond to your query in 48 hours." 48 days later....the resolution response never arrives, the repair drags on undone; despite me describing to property Manager Meghan; the hazards of moving about in that area with no lighting.

7 weeks later....a maintenance worker appears; stating: " I put new lights in; it doesn't work, the electrics in that area needs rewiring." I couldn't believe how serious this was, and yet was neglected by Axis Property Management of Grantham; who also operate in Birmingham; for so long. If, I had been taken more seriously, we could have advanced with this repair along time ago!

I ask " when will the repair be done so I can stay out of your way?" The Maintenance worker from Axis Property Management of Grantham says; " Oh we will let you know in a few weeks." The Axis Property Maintenance worker also acknowledges the kitchen floor is slipping and sliding; and will therefore be ripped out and replaced.

3 weeks becomes 6 weeks becomes two months...my email has no scheduled repair information come through. The repair remains undone, totally untouched.

Award 2: Tyrannicaly conning Tenants

The scam exists; founded by David Raffan; who use to be part of Big Blue Properties; and has now joined forces with Axis Property Management of Grantham.

Tenant pays £445 rent on March the 1st, allow 2 weeks to roll by; then suddenly email, text and call the tenant; harass them for more money, under the guise; the rent is outstanding, when can they pay? David now has an 'Enforcer' named Jack who he gets to front the scam now. Jack was trained by David, and Jack has come over from Axis Property Management of Grantham; originally.

The ' fabricated lie,' goes so far; that Jack racks up to the address banging your room door disrespectfully hard, and on the weekend/or your day off, like he's a Police Sergeant with a warrant!

The claims are: " You have rent arrears outstanding, you can pay now or we can apply instalments." This boosts the £445 To £495, or £545 you see, per month; making these two Scammers flood with pride, hands rubbing, lip licking, evil grins of greedy sins; excited!

They have no shame or care for you!

Award 3: Tyrannicaly Tare away Tenants comfort and violate privacy

There are 'obsessively done room inspections' every one or two months. You will be informed of a date; say the 17th if May. It will then change with no email warning! If, the 17th of May date is upheld, and you request your room is avoided; as you wish to be present; can it be rearranged to a day your off work? Expect David Raffan to be furious....suddenly a shower stops working for no apparent reason...for a day or more...this is David's revenge; a response to you saying something he doesn't like...or, and...your room will be entered; by David; and lots of large reusable shopping bags stolen, washing up liquid, a can of soup, a new Razor, and a t-shirt swiped. This all done 'sneakily, stealthy' behind your back.

This Axis; do not want you present! If you are in on the inspections room ' total ruination of your room comfort and privacy' inspections; will be kept to just 'Axis eye movement.' Axis eyes 'will scan your possessions, making mind documented notes,' then, as soon as your at work...swoop! Jack or David will be in stealing from you.

They take great delight in targeting you if your climbing the ladder at work, or have had a promotion. For instance; training to be a Manager; yes this sets of 'a thieving twinkle in the Axis eyes!' Mark yourself down as 'bait.'

Notice these Room inspections are never put off, they go on regarless; and two staff are afforded for the event. Yet; Axis Property Management of Grantham; cannot send one staff member to show a Birmingham 'future renter' around available, vacant, rooms for Rent; 'arranged' viewings!

The Tenant has to deal with frustrated 'future renters,' and try to engage with them best they can by conversating; whilst trying to reach Axis, who are not picking the calls up...this is er during office hours! The 'future renter' leaves; deflated, let down, time wasted; as the Tenant has no keys to other rooms; so cannot help proceed with viewings, on Axis Property Management of Granthams behalf.

Jack, is a regular, participator of these room insoections; which are illegal. I mean are Axis Property Management of Grantham; police? Or are you Housing property Management?
They search your room like their police, with a search warrant signed by a judge!

Expect on these room inspections to come back in from work and realise; it was not a quick look to see your rooms tidy, no, the top of the wardrobe has been felt; items are now missing up there, wardrobes been searched through, Chester drawers pulled out and searched, all storage containers/areas have been searched through, all your pockets of your Hoodie, Cardigan, t-shirt, dressing gown, Coat, Trousers, Shorts, Cleaning tabard (if you have one) chefs protective gown; searched. Every turning/bend/corner/ledge has been searched!

Missing items directly attributed to the 'room search,' not room inspection at all! They need to rename it! Goes as follows: New Razors, new face masks, laces, cutlery in particular 'tea spoons,' coffee, canned soup, cans of pop; 3 at a time swooped, gone! Soup sachets, plastic tubs you use to heat food up in; at work, crisps, chocolate, sweets, biscuits, batteries, lighters, can opener, cooking oil, phone charging cable/wire, tea towels, flannels, Cleaning cloths, bath towels, soap, deodorant spray, under arm roll on; swet defence, tops, lacey panties, music and movie discs, shower gel, hand Sanitisers, conditioner, shampoo, soap, pain relief tablets, cold and flu tablets, toilet roll, kitchen roll, creams, Vaseline, freshly posted bank letters, pillow cases; I have lots of 1 out of the 2 twins; odd pillow cases that are odd to pair up now; useless! They steal bed Sheets, work ear defenders; the in-ear foam type, surf liquid clothes washer, fabric softner, bleach, Cleaning chemicals, shower gels, socks, safety goggles for work; eye protectors, vinegar, salt, butter, cello tape, black tape, grey tape, white tape, change; money, tooth paste, Trousers, scissors, waist measuring tape, private; personal paperwork, kitchen sponges, Winter and disposable gloves, Jewelry, disinfectants like Dettol, washing up liquid, pens and felts, magazines like thats life, take-a-break, people, Chat, instead of buying it themselves! Eye liner, A4 see thru sleeves (keeps your paper work neat, protected) scratchers (green pot wash type pads) black bin bags, lots of reusable; large shopping bags, Play station games, and vapour rubs.

They also scoop up; sniff, and throw your washing powder on your bed or clothes; wasting it! Like they are on a drug bust for Cocaine! Absolutely Ridiculous!

You report that several fire alarms in the property are not working. Property Management of Grantham; who operate in Birmingham also, sends you an email 'Thanking you.' 2weeks become 4 weeks...4 weeks become 6 weeks, no one is interested in fixing the fire alarms. Isn't this illegal? These fire alarms are put in; too be maintained in line with Government procedures.

They have a 'Cleaning operative,' who comes not as regular as the advert makes out; who seems allergic to bins! The rubbish is thrown up the back door; this is out of newly vacated rooms, the cleaning operative does not touch kitchen bins for some reason, anyway; the rubbish blocks 'an exit,' which you must never do! Then; the Cleaning operative exits out the front door, empty handed; aloof to the bins right there by the gate; that they go past.....

Unbelievable! If you want a room rent from a private Landlord; express your concerns based on your own experiences. A Landlord should reassure you. David Raffan falsely reassured me no room thefts takes place in the Propertie. A total 'lie!'

If you want to buy a whole house it seems Estate agents are fine for that, however for rooms to rent; Estate agents are lying, conning, stealing, giving repairs ignorant looks, it seems these modern Agents are letting renters down!

My advice; pull up a review search engine; tap in the Company name in all the typing slots; like Google reviews and trust a pilot; to name a few, before you rent a room with Estate agents/Housing agents.

Empire helped me out when another agent let me down by double booking a property I was due to move into. Very fair and courteous throughout. Repairs dealt with instantly. Deposit was returned as per terms and fairly. Would not hesitate to recommend....
