Be wary about this developer. I own a flat in building originally developed by Grainger Plc. Grainger plc still holds the freehold. The building is only 12 years old but the roof already needs a complete replacement.
1. The problems with the roof and water leaks persisted for years in several buildings in the development and Grainger did only very minor jobs to fix them while we were under the NHBC license. Now, shortly after the NHBC license expired, they decided to do major roof works and bill more than 5,000 GBP on average per flat for that. They deny that they intentionally waited for the NHBC license to expire but I don't believe them.
2. The company Grainger kept hiring in the past to fix water leaks and related issues are not good at what they do given that the problems have persisted. Guess what? They are hiring this company again to be in charge of major roof replacement and other works.
3. Past surveys identified the issues with the roof and water leaks and design and construction problem.Yet, Grainger are refusing to take responsibility for that and refused to go after the company who they actually hired to design and build our development even though this company was still within the liability period... I consider this as sinister behaviour towards the leaseholders.
Overall, they speak nicely about their history as a company and about their stance in the industry but in the end of the day they continue to fail people they were happy to sell leases to in the first place and who are the truly innocent party.
