This is ridiculous!
After reading all the good reviews for their excellent service, I decided to call them and book a viewing. I was rejected and asked for a guarantor earning more than £24,000, otherwise I need to pay 12 months in advance for a property under £700pcm. No way.
They made me feel useless even if I have more than enough money to cover 10 times the full contract amount and I can proof it, but it seems like nobody was interested. My frustration comes here when they've showed no interest in helping me either finding another property, or offering me another payment option.
Stay away, unless you're ready to fulfil their unrealistic requirements. I'll keep my money and look elsewhere.

Best Letting Agent in Colchester 
Like most letting agents we use a professional referencing agency to reference prospective tenants. They have a minimum requirement which is in place to make sure somebody can afford the rent. This is no different than applying for any form of credit. We do not set their criteria, but we are bound by it. This will be the same for most agencies you go to. If somebody does not meet the criteria, then a guarantor is an option but of course any guarantor has to be suitable and in a position they can afford to guarantee the rent.
