The following review is a based on a personal experience of using Sage and Co. For information to the reader, I have been called by Sage and Co today (17/05/21) and asked to remove this review and refused. All information herein contained can be proved in writing.
The reason for giving Sage and Co, Cwmbran a 1 star review is due to us as buyers not being advised during the buying process about the legal status of the house i.e - that the vendors had not been granted probate at any point through the mortgage process at a significant financial cost to ourselves .
We had the great misfortune of finding out this information some time later after a surveyor's report identified leaves entering the attic space and after we had commissioned a building and roofing professional, at our cost, to check the general condition of the roof. The attached photos demonstrate that the roof had holes at two points.
Like any buyer, we were keen to get this repaired as we were quite advanced into the mortgage process and committed to fulfilling the purchase, but needed the permission of the vendor to carry any work out on a property of which we were not yet the legal owner. It was when the issue of repair was pushed, and through consultation of the solicitor already addressing various minor issues with the property, that we discovered that the property had not even been granted probate.
This information hit us for 6. We were three months down the line since making an offer, had paid the mortgage arrangement fee, arranged and footed the bill for a comprehensive valuation and surveyor's report AND for our own benefit commissioned and paid for a full roof inspection, plus solicitor's fees as part of a fixed package.
Whilst it is legal to place a house on the market, that has not yet been granted probate, I feel very let down by Sage and Co. This information would have been known at the very beginning of the mortgage process and was never conveyed. Had we been advised earlier, we would have been able to make informed choices before committing financially, especially given that we were keen to move out of rented accomodation within a matter of months. Due to the ongoing heavy rainfall coupled with the inability to repair the roof and the risk of the ingress of rainwater, we reluctantly pulled out of the sale and accepted financial losses which could have been avoided.
Based on this experience, I wouldn't use Sage & Co in the future. The experience brought considerable stress and removed the pleasure out of buying and owning the house.
