After the passing of my late partner 18 months, I have found that my current flat is too big for myself so I put my flat on the market for in excess of £1.5m. It first appeared on the market on late Wednesday, 21 April 2021, and had my first viewing in the afternoon on Thursday, 22 April 2021. I received the first offer of my flat on Saturday, 24/4 which I rejected. Then I received an improved offer on Monday, 26/4, which I also rejected. In view of the market reaction particularly the deadline of 30/6 for the reduced stamp duty, I thought it may be time that I start to look around.
I came across Kings Edward VII Estate during my search on the internet and like the look of it. I am open minded and have no predetermined area. I simply want to have a look at the estate and its surrounding areas to see whether it is suitable for my next move. I called Henry Adams Estate Agent with a view to look at some of the available properties last Wednesday, 28/4, and explain my current situation. While the agent was polite but, to my surprise, he told me that it is their company protocol during COVID that they would not show properties to anyone until they are in the position to make an offer. I appreciate that but I question the appropriateness of such policy. I would ask how many people would guarantee that they would make an offer after their viewing. My guess is that it could be less than 10%.
Notwithstanding that, the agent told me that he would ask his senior manager to see whether he could show me around. last Saturday and get back to me. Today, I am still awaiting their call. Do you want to deal with such a estate agent?
10/05/2021 - Update on previous review
Following my previous review, Henry Adams Estate Agent has contacted me, explaining the background leading to such a protocol. Apparently, it is based on owners' requests as it tried to minimise risks of COVID during pandemic. I fully understand the need to respect owners' wishes and can only put the issue that Commented on previously down to miscommunications.
Matt Shepherd, the Sale Manager, has been very helpful and offered to show me around the King Edward VII Estate but without viewing any properties last Saturday, 8/5/2021. The estate is beautiful and I will definitely contact Matt again once I am in the position to make an offer on property.
