Avoid, avoid, avoid!
Whilst the estate agent dealing with the viewing was very helpful, once they have your first month's rent, both landlord and property manager couldn't care less and you're nothing more than a source of income to them. I moved in to find no batteries in the smoke alarms so wasn't sure if they were actually working and the heating setting was stuck on off so I could only have heating on by using the +1hr function so I would wake up to a cold flat every morning. It took 16 days for a contractor to visit and the landlord clearly must have thought the quote was too expensive as another contractor turned up 6 days later and let himself into the flat not wearing a mask, without any prior notification, all of which is completely unacceptable. I had to threaten to instruct a contractor myself and deduct the cost from rent to get the heating fixed and in addition the separate kitchen heating also stopped working so it was just over 13 degrees in the kitchen. It took a total of 25 days to fix the general heating, during a time when it was occasionally snowing and down to -2 at night! The flat was, contrary to what the inventory report stated, not cleaned to a professional standard as for example the kitchen was generally quite greasy, with grease stains on the ceiling as well as dead flies! The flat is generally poorly maintained, there were mini fatbergs in several of the drains, which smelt badly as a result; a kitchen drain that leaks; curtains that are paint stained and not wide enough for the windows so don't close shut; curtain poles that are semi-detached from the wall; laminate coming off kitchen cupboards; shower door handle coming off when pulling the shower door; the shower hose leaking where it connects to the mixer;mastic/silicone badly discoloured, frayed or completely missing; the shower panel is propped up by 2 pieces of wood; a musty and damp smell is coming from under shower panel amongst other things. It's nigh on impossible to get hold of them on the phone so I've had to chase repeatedly on email and their response is anything but timely. This is a landlord that doesn't care about its tenant and the experience I've had with this agent is exactly why the estate agent industry has a bad reputation.
