Made an early offer OVER the asking price for a property to Kirk Estates, together with emailing over all proof of funds etc. I was advised that he would call me back on the Saturday with an update. No call until Tuesday - tried to call back - no reply. Looked on his website and the house is sold!!
Complete waste of my time.

Dear Rachel, further to your initial offer which was immediately reported to our vendor client we advised that we were in receipt of several offers. Over 14 viewings had taken place within 3 days of the property being placed on the open market. The facts were communicated when we spoke. The property was quoted as Guide Price £750,000, the term 'Guide' meant that with significant interest ( as confirmed to you ) it was highly likely that several offers would be received. Your response to me was 'I have offered over the quoted price and your expectation was that your offer would be accepted. I did explain that our client was not obliged to accept any offer and that in any case each and every offer would need to be fully qualified with full due dilligence to support your status. We the very next day ( we actually spoke to you way outside of normal office hours on the Friday when your own agent was shut and others in the chain had also long gone home. On the Saturday morning we spoke to your agent to establish the facts and actually your chain was far more complex and included detail you had failed to communicate to us. Your claims are false in your feedback above as you state you had sold your house when in fact you had accepted an offer on your house with a chain of three below all of which was in the early stages. Your offer was based on the chain proceeding and sale proceeds to support your financial position. As we are very thorough on behalf of ALL our vendor clients to ensure our vendor client's best interest's are protected at all times especially when we are in receipt of multiple offers for a property. The fact was your financial status ( regardless of level of offer) was not as strong as the other offers. We did speak with you on the Friday and on the Saturday and explained that both ourselves and our joint agent would need to qualify all interest and report to our vendor client to take his instructions. We tried to call you three times post the weekend and left another voicemail to update you / advise that quite simply your financial position was not strong enough for our vendor client compared with other outright 'Cash' nothing to sell offers that were put forward. You did not return the three missed calls between the Monday and Tuesday. One of the cash buyers made an offer significantly in excess of the Guide Price and our vendor client chose to give them a 'clear' acceptance. This was the purpose of my tel calls to update. Our vendor client is more than happy to confirm that your offer was both reported immediately ( in writing and verbally) and duly considered my him based on the chain information / due dilligence we took out time to establish post your offer being put forward. Our vendor client would be more than happy to confirm all of the above. Unfortunately because you didnt get your own way ( and an immediate response when we initially spoke when you placed your offer ) you have decided to make false accusations fuelled by vitriol. If you had returned calls I would have been able to explain that our vendor preferred the specific circumstances and indeed financial offers of other parties
