Booked to view a property, in Horwich, 4 hours after it came to market.
Harrisons advised me that they already had a viewer that evening, I asked if I could go either 30 minutes before or 30 minutes after, however they said I had to go the following day.
I pointed out that they first viewer may offer and get accepted before I even get a chance to view.
Matthew said that should not happen as its new to market and the vendors will realise that I am booked in for the following day, so they should wait to see what offers come in.
Sure enough, as I predicted, the first viewer, made an offer, which was accepted before I could even view.
I feel this is very bad practice from the agents, they should be trying to obtain the best possible price for their vendors. They knew I was a motivated cash buyer, they should have advised their client to let me view then see if they could obtain a higher sale price for their client.
There 3 loser in this scenario:
1) The vendor who could have achieved a higher sale price
2) The agents who could have obtained a higher fee, had they agreed a percentage based fee
3) Myself, as I lost a house I really wanted to buy
As a vendor I would be wary of an agent who is not endeavouring to get the best sale price possible for its clients.

We are committed to providing a professional service to all our clients and customers. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.
If you have a complaint, please put it in writing, including as much detail as possible. We will then respond in line with the timeframes set out below (if you feel we have not sought to address your complaints within eight weeks, you may be able to refer your complaint to the Property Ombudsman to consider without our final viewpoint on the matter).
What will happen next?
• We will send you a letter acknowledging receipt of you complaint within three working days of receiving it, enclosing a copy of this procedure.
• We will then investigate your complaint. This will normally be dealt with by the office manager who will review your file and speak to the member of staff who dealt with you. A formal written outcome of our investigation will be sent to you within 15 working days of sending the acknowledgement letter.
• If, at this stage, you are still not satisfied, you should contact us again and we will arrange for a separate review to take place by a senior member of staff.
• We will write to you within 15 working days of receiving your request for a review, confirming our final viewpoint on the matter.
