We are quite disappointed to read this review as during your tenancy we felt we tried our best to accommodate your needs. We must point out that the property was a purpose built first floor apartment and viewed by yourself before the tenancy started and too our knowledge never suffered from damp. We do try to be a reasonable and responsible landlord and we would welcome a call to try and resolve matters as we prefer to end tenancies on a positive note.

Ascent Lettings

With all our rental properties a security deposit is taken at the beginning of the tenancy, this is used to cover any damages or rent arrears.
Prior to tenants moving into a property we instruct a third party to attend and complete an initial inventory, at the end of the tenancy a further inventory is completed by the same company. This process makes us aware of any new damage and helps us to confirm that all items provided as part of the tenancy, including furniture and appliances, have not been removed from the premise.
If it is decided that we need to request money from the deposit, then the tenant will be provided with detail on how this figure has been calculated and for what reason we have decided to retain monies.
This procedure allows us to maintain the high standard we promote across all our properties.
We endeavour to ensure that all our properties are well maintained, if any of our tenants have any issues with their property, we request that they make us aware of their concerns so that best efforts can be made to resolve any problems that arise.

We have attempted to find details of your tenancy agreement and any complaints made to us regarding this tenancy, however it would appear we have no record of you residing in any of our properties at Abbeydale Hall.

Abbeydale Hall is gated development in a highly desirable location, unlike many apartments in Sheffield, it has spacious grounds and gardens, which we pride ourselves on keeping well maintained. Our apartments are kept to a high standard, prior to any tenant moving in we complete of full inventory of items in the property and ensure that any maintenance is completed. We use a third-party deposit protection scheme and at the end of the tenancy a final inventory is completed, monies will be deducted from the deposit for cleaning and damages to the property.
Credit checks are completed on all prospective tenants, we use this to gain information on their previous financial history. If we have any concerns regarding an ability to keep up with payments, we may offer the tenancy on altered terms or request advance payments.
We have over 40 apartments in the Abbeydale Hall development, so it is not unexpected that you will hear other tenants coming and going from their residence. However, we have never had any issues previously with excessive noise. Any legitimate complaints that we receive regarding noise or nuisance will be investigated by our dedicated staff and all efforts will be made to resolve any genuine concerns.
Due to the popularity of our apartments, there is often a very short turn over time between the old tenant leaving and new tenants arriving, at the end of the tenancy once keys have been returned, we complete a final inventory and ensure that the property is deep cleaned. We use outside contractors for the cleaning of our properties, any issues with their service will be taken up with the company.

Our Property Manager has represented us for many years and is an asset to the company. We strongly reject claims that any correspondence from him contains abusive or threatening language. He is an experienced member of the team at Ascent Lettings, we have no concerns regarding his conduct or ability to resolve complains in a suitable and professional manner.

We don't feel it is acceptable to return a property in the state you did, and significant work was required to bring the property back to the standard it was let in. My concerns regarding security remain valid and are not addressed in your response (communal security door to block). Rather than allude to our ‘conduct during the tenancy' I would expect any concerns you may have in this regard to be clearly stated. ...
