Do NOT use this company they are not genuine and when you have problems will lie and fob you off. I made the mistake of seeing good reviews thinking this company was run by two brothers that what I was told a year ago when I first gave them my property to rent. They came across like they would do anything for you. It took them 4 months to find a tenant and they told me the tenant was one they knew from previous properties they’d managed and had great records and references. I was also offered a rent guarantee but when they stopped paying after only two months they said the company wouldn’t honour it . I asked for more details they kept fobbing me off. Then came Marven . He is not mentioned on any reviews so they must all be fake ! Marven is the owner , Paul and Ian are just front men. So when the tenant stopped paying I was pushed from Ian to Paul to Marven . And they never gave a straight answer. I was chasing them monthly after 5 months of nothing I asked them to serve notice on the tenants , they did but a month after I asked them. When the tenants eventually left and I’m leaving a lot of stuff out here .. the house was wrecked . Completely wrecked , I’ve had to spend thousands rectifying it. They told me they had checked the property and it was being kept well. They lied and never checked it. Marven then said he would pay for some damage , but he lied and didn’t pay a penny or take any responsibility. Since then I found out the tenant they found had previous bad history and the reference wasn’t given by the landlord but by Rodor themselves !! Don’t use this company you will regret it like I do. I gave them a lovely property and they wrecked it and didn’t show an ounce of remorse.
You’ve been warned you will get burned !! They are nothing but con men doing hard working people out of thousands !!! Use any company but not this one !!

Pritika, I would love to talk to you about this. I had so many issues too with Marven. He owns the company. Paul and Ian are lovely guys and not at fault here. They were used by Marven. I also gave a property to Rodor and had no rent payments, etc.

Firstly I was never kept up to date but infact I had to chase you all the time for updates. 9 out of 10 times you said you’d call back on any issue raised and never did .
Secondly I was more then reasonable as a landlord, Rodor failed as managing agents.
I was given a rent guarantee which I was told the company wasn’t honouring due to covid , when I asked on multiple occasions for some proof of this via email , nothing was sent.

As far as Rodor offering to pay for the damages? No initially they did not , after raising concerns over how bad I feel they’ve been, that’s when they offered to rectify the damage, they promised a painter would be at the property and he never turned up. Apparently he was then sick, with no alternative offered I was told to find the painter. Then I was asked to cover the cost of the painting myself , and Rodor would cover the cost of the carpets. Ok I agreed. When the carpet guy asked for an advance to order the carpets. Marven refused to pay, stating let the painting finish first. See the pattern ? As I said then, money is irrelevant . But principles are everything , and this company has none.
So in conclusion my review remains the same.

We acknowledge your review and comments shared. At Rodor we have always prided ourselves in providing a professional transparent service and will always go out of our way to provide a good service to both our landlords and tenants.
The property took longer to let than anticipated but must state that we actually managed to find a couple to take the property prior to the new tenants moving-in. Despite being successfully referenced, the couple in question withdrew their application on their actual move-in day which was something out of our control entirely. After remarketing the property during a traditionally quieter time of the year (November onwards), we managed to re-let it again. The new tenants moved into your property and were fully referenced and you were provided with the copies of the references carried out by a 3rd party and they were all successful. It is standard practise that the letting agent of a 'managed' property provides the reference as they are the people who can confirm how the tenants have conducted their tenancy and that rental payments have been made on-time and in full.
It is rather unfortunate that the tenants personal circumstances changed and also due to losing their jobs due to COVID they defaulted on rents and you will appreciate that no one 'fobbed you off' as you were kept updated all the way but unfortunately that did not meet your expectation. We also made you aware of the government changes on evictions.
During the COVID restrictions, all agents have not been undertaking property inspections and this is something you are aware of. A x6 months' Notice was served by the referencing agent on your behalf a month after, in line with the rental due date, and you were signed up for that service and you were provided with the details. A section 8 and a section 24 was served.
Tenants have have a legal/ binding obligation to manage and look after the property they rent according to the terms and conditions of their tenancy. The condition that the tenants left the property in is certainly not Rodor’s responsibility but the tenants' and that includes the defaulted rents. You do have the option to make a county court money claim on the tenants should you wish to do so.
By way of providing relief in this situation it is important that truth is shared in this matter. You will be aware that we offered to help put your property right at our expense (e.g. your property needed painting and replacing carpets throughout).
We continue to provide a service we are proud of but we are not naive to know that we will not please everyone.
