****DO NOT MAKE THE SAME MISTAKE WE DID AND DO NOT BE FOOLED****
****PLEASE READ CAREFULLY****
DO NOT AGREE TO SIGN WITH THIS ESTATE AGENT AS A RENTER.
This review is written as a renter with 2 1/2 years experience as a renter with Berkeley’s.
Please see points below before considering a tenancy with Berkeley’s:
1: They draft contracts which remove the right to third party which strips away your legal rights. These include outdated tenancy agreements which are designed to trap you without any break clauses which citizen's advice told me were "extremely dodgy" at a later date.
2: They take months to repair and acknowledge essential things like boilers, fire hazards, damp, mould, attempted break ins etc. Some things they don’t even bother to repair such as mould.
3: They are not disability friendly... and that’s putting it mildly. The management actively discriminate against the disabled and chronically sick and victimise those by association with their policies and the way they try to handle things internally.
4: They ignore legal clauses in their own contracts that they draft and think that they are above the law.
5: They make up fake wear and tear on the inventory and try to strip you of your tenancy deposit. We had 1 chip of paint which was less than a CM in diameter (which was there before we moved in and had photographic / dated proof)... Berkeleys tried to steal £300 of our money to "repair this unfair wear and tear" which was not our damage to begin with. We also received excellent inspection reports throughout our tenancy, so this was extremely suspect and never came up on our inspection reports.
6: The Director of the company is highly unprofessional and sends aggressive and threatening emails to vulnerable Tenants.
7: The Director wants you to call in person and speak for fear of having written evidence. They make false promises that things will be done but then ask for a paper trail at a later date so no proof can be given (fortunately we refused and have all things in writing).
8: They take weeks to respond to urgent emails regarding health and safety.
FOR ALL OF THE ABOVE-MENTIONED POINTS. I HAVE PHOTOGRAPHIC AND WRITTEN PHYSICAL EVIDENCE TO BACK UP MY CLAIMS TO JUSTIFY MY NEGATIVE REVIEW.
AVOID AT ALL COSTS AND DO NOT TRY TO BE CONNED AND SCAMMED LIKE WE DID!
AS OF 03/2021, LEGAL ACTION IS STILL PENDING AND THANK GOD WE ARE FREE!
