Keep your self as far away as you can from this agency !!! Exceptionally rude and not helpful * which try to rip us off for holding deposit. Unreasonable demands of massive quantity paperwork or upfront payment for 6 months rent + deposit. We was unable to rent with them £850 a month house regardless our over £50000 a year combinated incomes.
Very poor communication. Shocking that they are still on the market.
If I have to be honest is only one positive there - person who only partially served me - Hazel. She is really nice person with great customer service skills.

Unfortunately, your income could not be proved, therefore your application was not viable to proceed. We’re sorry you feel disappointed, however we do ensure that all potential tenants are aware of what is required to prove income to be able to pass affordability and referencing.

We apologise that you feel this way, however, the holding deposit has been held due to you sending misleading information. You did supply us with all of the documents we requested, however, when you are asked to prove income details so we an be sure of affordability of a property, we need the details of the income you will be receiving while living in the property. As you said, you were relocating, and you entered the details of the incomes you knew were going to have to be given up once moved ...

Firstly,WE HAD NO TENANCY WITH YOU,we had our own tenancy between us and the landlord so your comments about "your duty" towards the landlord make no sense, as he already told you to return it to us weeks before this. Mr Sealy, we did managed your property however, we cannot be held liable for how a Tenant leaves a property, the Tenant was in there for four years and you were happy with the Tenant. We completed inspections each 3 months and a full check out. If you end a contract you do have to give notice, we worked to our agreement. Sorry you were unhappy and wish you all the best for the future. ...

Tenant Fees

Tenancy information: As well as paying the rent, you may also be required to make the following permitted payments. Holding Deposit: 1 weeks rent. Deposit: 5 weeks rent. During the tenancy (payable to the Agent or Landlord). Payment of up to £50.00 inc VAT if you want to change the tenancy agreement. Payment of interest for the late payment of rent at a rate of 3% above Bank of England Base Rate. Payment of reasonably incurred costs for the loss of keys/security devices. Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
