Disgusting and immoral people...
My experience with Ultra Estates first started when I contacted To**, who deals with finding people, in September 2020.
On the phone, I told him I was looking for a place for mid October. First, he convinced me that this was a great, unique opportunity, with tenants my age which was a total lie - you cannot trust him and he will tell you that for privacy reasons, you cannot contact the other tenants.
Once I got to the place, the quality of the apartment was less than standard. I did not have a lock on my door (GBP 300 to install), there were mice - I asked Ultra to deal with it but they didn't, and didn't even want to reimburse me when I gave them the invoices for mice trap that I bought. We would have to fight with them to get cleaners sent, the sink would flood when you took a more than 10 min shower (let alone a bubble bath) etc... You get the picture.
Suddenly, just before Christmas, they tell us that we are being evicted (less than 5 weeks notice). I investigated subsequently and found out that they knew about it at least a month before they told us - this was a ruse for us to continue renting with them. Iro**, one of the agents, called me to tell me that whilst we were being evicted, she would help me find another place with their agency, and that I could trust her fully and consider the agency as a second family.
What comes next is totally disgraceful. Firstly, one of the housemates and myself contracted covid-19. They still pushed us to leave, making people who were self isolating break the law and move out - one person even took a flight back home whilst having been in contact with me - I tested positive a day later. He had no choice since the agency was kicking us out.
Then, one person, who was cash strapped, asked for the deposit back early since they were making us move unexpectedly - rather than being grateful about it, they sent us an email saying that we could pay them GBP 75 to get the deposit back in 2 days, GBP 50 to get it back in a week, or wait 15 days to get it back free. I found this insulting even if I personally didn't need the money straight away.
Yet the worst is yet to come: on the email informing us of the eviction that they sent us, they said that we needed to vacate Friday. However, I work with clients and most calls are on Friday. I therefore called Iro**, distressed, telling her that with work, I needed to leave Saturday and not Friday - she said that was fine.
However, on Friday morning, on a call with my boss, I hear people coming in the house and realized after talking with another agent, that since I hadn't written them an email summarizing the call with Iro**, they didn't remember that I was leaving on Saturday. I think that is a lie too.
They made me move, took shelves whilst I was working, made me take half a day off to pack, threw away my belongings from the kitchen and bathroom before I could do anything about it.
I left in a rush, nearly crying, only to realize that they then deducted GBP 95 from my deposit because I didn't leave the room tidy.
What a disgrace. I certify that this is a real person, who spent real energy warning you about this crooked agency. For your sake, if you read this, do not try and deal with this agency, even if the deal looks amazing. What a rip-off! For the three months I was there, I ended up paying at least GBP 600 due to the problems associated with their incompetency and dishonesty.

We would like to point out that some of the points you have raised seem to be incorrect or missing context. We have tried to contact you numerous times in order for us to discuss your issues with us.
There were a few underlying issues in the property, which we raised with the Landlord. The mice issue had been reported as a matter of urgency and treatments organised by Ultra Estates. Unfortunately, the owner did not want to continue the remedies that we strongly urged them to. This is one of the principal reasons we agreed to return the property back to the Landlord with vacant possession as we felt that this issue, along with a few others needed to be addressed and for which we did not receiving authority.
However, our team have gone out of their way to facilitate your moving out of the property and have offered you all the alternative options we had available. We as a team did our best to produce a plan for relocation for you and your flatmates to ensure that it would be smooth and certain compensation at Ultra Estates' cost would be offered as a good will gesture. Therefore, the email you received followed by a call from one of the team, had 2 weeks rent free, free removal cost, transfer of your documents without you needing to provide anything else to the new landlord.
There was no eviction but a mutual termination of the agreement.
Regular cleaning took place at the property at our expense and the room and communal parts were left requiring a thorough and deep clean, which was duly done upon the property having been vacated.
Nevertheless, we are disheartened to read your comments and would like to discuss this with you.
