I lived in a rented property managed by Regal Lettings for 1 year. Throughout this year I faced many issues which I strongly believe Regal lettings could’ve responded to in a more timely and efficient manner, below are just a few.
When I moved into the property, the first issue I faced was a completely broken wardrobe, the draws would collapse into eachother as I pulled them out, the wardrobe was lop-sided and was leaning away from the wall. This was a potential safety hazard to me as my wardrobe overlooked my bed. I notified Regal of this issue straight away and their first response was to fix the wardrobe to the wall using 2 pieces of Velcro? I was appalled by this as the wardrobe was evidently still broken and complained. It took Regal 5 weeks of me living in this property for them to replace the wardrobe, a simple task no?
A few months in, my radiator stopped working as it should and I believed the issue could be resolved potentially by bleeding the radiator. I contacted Regal and had the worst experience, I was told that I should bleed the radiator myself and if I didn’t know how to do this I should watch a youtube video on how to do this?? I was also told if I did not want to do this I’d be responsible for the call out charge of a plumber. I was furious I didn’t want to bleed the radiator myself and be responsible for making it worse, but also I believed Regal should pay for the call out charge as a radiator is an essential item in a household, and it was not my fault it stopped working. Unfortunately, because nothing was being done about the situation, I had to purchase an electric fan heater to keep myself warm throughout the year.
Additionally, even though I know it is not a legal requirement to place locks on bedroom doors, I really advise Regal to rethink this especially when subletting properties to students. Two out of 4 bedrooms in my house didn’t have locks on them and Regal stated if we wanted locks on the other bedrooms, this would be at our own costs. This was very frustrating as often students feel the need for a lock for reasons such as their own personal security and the security of their possessions for when they leave the property.
Finally, I also experienced the development of damp in my bedroom that I believe is due to poor ventilation. This should not have occurred as the windows installed should’ve provided sufficient ventilation.
If I could go back I wouldn’t pick Regal Lettings to rent a property with, as I feel they make small minor issues into big ones (highlighted above), which just causes unnecessary stress.
