The worst renting experience I have ever had the misfortune of experiencing.
Overall the staff are completely unhelpful, the maintenance team unresponsive, and good luck getting your deposit back!
We had numerous problems right from the beginning. We were lied to about the heating being electric (we were told it was gas) therefore this affected our bills as we originally told our supplier it was gas heating. There was a gap under the front door big enough to completely put your hand under, when we reported this they shrugged and told us to put down a pillow, which matched the badly fit patio doors with large gaps at the top which occasionally let in rain water, that puddled and damaged the floor, the flat itself was FREEZING cold. I mean even with high energy bills I could wake up and physically see my breath in the air. NOT acceptable. After we had already agreed to a second annual term we received a bill from our electric company for a further £2000!! During our tenancy the electric box downstairs actually blew up and was condemned by an emergency electrician we had to arrange and again CandR did absolutely nothing but shrug when we pointed this out to them.
The office team appear to lose track of everything, we received threats of eviction for ‘unpaid rent’ on two separate occasions, which we had to ring and chase up only to be told “Oh sorry yeah that’s our end you did pay on time.” We often paid early!! The office team do not communicate with each other so everything has to be explained again and again to different people, getting passed around and realising they do this to avoid the issues.
We felt completed trapped and helpless. I have numerous emails detailing problems throughout the two years, including the problem with mice which they never attended or even pretended to care about.
When we eventually got out we spent two entire days cleaning the flat, yet almost two months after we left (we had zero correspondence until I had emailed repeatedly and rang the office 4 times regarding our deposit) we receive a large itemised bill for damages and cleaning procedures which apparently had to be carried out?! Some of this included dirt in the corridor - possibly due to the huge hole in the front door?! Which you can feel literally blows in a draft?1 Furious. However as we didn’t move far we understand the flat was moved straight into as we left and therefore we know this cleaning and damages were never actually addressed, yet apparently this ‘doesn’t matter’ when questioned.
It is of our firm belief the employee in charge of deposits is likely given a ‘target’ amount of which to pull from tenants deposit at the end. An absolute disgrace! We were perfect tenants, always paying rent on time and even jet washing the balcony on occasion to improve its condition!
Learnt a stiff lesson here: Document EVERYTHING! You have to be harsh and rude when getting problems solved and photograph everything when you move in, we were blamed for leaking taps and windows even though we reported these!!
There are much better letting agents in Manchester. We are now with a company who give us a dedicated property manager with a good online issue reporting system. Much better to use, and they reply within the day!
Avoid like the plague!! Have told everyone I know to avoid CandR.
