My complaint was not about whether I had registered to bid or not, or expressed an interest online, my complaint was the 'auction' never ended when it was due to, either time. Therefore we were unable to bid because we were unaware it was ending 3 days early after having just being extended for a week! Your auction site said we still had 3 days left to bid...
Factually - I did not ever say I wasn't interested in the property - indeed I had already made an offer, but said I would not be increasing my offer at that moment in time as we were initially told there was a garage, then told there wasn't.. and there had been no bids at that time at all, so why on earth would we? We eventually decided we would wait for the auction and bid then.
Yes the seller sold his property, but for less than he would have had the auction ended when it was due to.. and that is a fact. You say that was his choice and I accept that, however
"This auction ends in 7days" leads most of us to believe it will indeed end in 7 days. Our mistake... Maybe it would be better if you actually stated on the auction pages that these actions may end without notice at any time.. for those who haven't yet registered an interest or made an offer.

the property was to be withdrawn from auction at the end of the original auction end date due to the Seller's 21-day withdrawal notice request. However, following further interest being received for the property, their 21-day notice period was extended to allow for further bids to be received.

Further bids were received and the Seller agreed to accept the bid lower than the reserve price so the property could be sold.

Please note that you have at no time registered any recent interest in this property with the Auction Specialist since October 2020, where you explained you were no longer interested, and had placed no bids for the property before the end date.

As a registered bidder, you agree to the terms and conditions of the Modern Method of Auction and within those terms it explains the conduct of the auction. We or the Seller may mark the property as sold before the conclusion of conditional auction; therefore, it is suggested you bid on the property when interested. We also have a facility for you to place your maximum bid with an automatic bidding option applied. Leaving bids until the last minutes of the auction could prevent you from bidding on the property due to the aforementioned.

Furthermore, this was explained to you on your contact with the Customer Service Team. There has been no underhanded tactics, no illegal methods used, and if you had registered further interest in the property, an Auction Specialist would have been on hand to update you on the progress of the auction before it was concluded.

Furthermore, the service is hardly not good for the Seller seeing as the property was sold; however, if you felt that you were to have bid more than the Reserve Price, then next time I would suggest you register your interest and bid and not leave it until the last minute.
