We rented a house for a company let business in May 2019 from Frank Innes Mapperley.
Before we did, we made our intentions known that we will like to rent for 5 years. We were encouraged to go ahead by James Derby. Now we know it was a trap to use us to help them fully renovate the property and get it valued. We thus didn’t hold back and spent our money to fully renovate this property with the hope that we will be spending 5 years in it which will enable us get our money back.
After the initial 6 months, they refused to renew so I started looking for another place. I sent James an email to let him know I had found another place and within 5 minutes I received a renewal email from him for another 6 months.
Me and my colleagues in my office were very surprised at this speed and knew James was trying to pin us down until he got a valuation of the property. Please note that houses are valued higher when they are fully occupied.
With this sudden 6 months tenancy, we had a contract which will now end in March 2020.
In February 2020, James started disturbing us with emails to enable them value the house before the end of our tenancy.
We asked a lot of times why this sudden valuation? Why wasn’t this property valued before we moved in? What is the purpose of the valuation?
We were told it is for information purposes only as the landlord just wanted to know how much it is now worth, but we had our doubts.
Then the lockdown from COVID 19 started which stopped everyone from trading.
Immediately the lockdown was lifted, James Derby and Jessica Cranmer came back to ask for a valuation again. And this time very aggressively and rude. With a lot of doubt, we accepted.
A week after the valuation we were given a section 21 to pack up and leave.
We were so shocked and couldn’t believe this. They have succeeded to use us to get this house upgraded and valued. We just moved into this house a year ago, why didn’t you value and sell then.
James Derby is a very horrible person. The only thing he cares about is his commission and salary, it doesn’t matter who gets hurt.
If we knew their plans, we wouldn’t have spent that much:
1. We painted every month
2. We laid carpet in the whole house except for the stairs
3. We maintained the very large garden (very expensive)
We changed light bulbs
We repaired a broken toilet
We installed vertical blinds into the whole house - a very huge property.
We got the property fully fire safe and spent our money to buy all the equipment we were asked to buy by the Nottingham Fire Services - this took us almost 5 months. The fire safety officers came down to show us what we needed.
Etc (we also spent a lot more as a result of the effect of the damage from the leaking roof)
This roof was repaired so many times by the landlord but we had to continue to repaint, redecorate, and take off mould which formed in the house as a result of the leak.
In short, we showered love on this house based on James Derby’s word.
