Full Management Service
18% (inc. VAT) of the rental income to be deducted from the incoming rent

12% (inc. VAT) of the rental income to be deducted from the incoming rent
Introductory/Let Only Service
12% (inc. VAT) of the rental income for the initial term of the tenancy to be charged in advance.
Further renewal terms will be charged at 6% (inc. VAT) of the rental income for the renewal period to be charged in advance.
There is a minimum fee of £750 including VAT for all the above Services or the percentage of the fee for each Service being the equivalent of six months’ commission whichever is the greater even if not negotiated by Parkgate Estates.
Additional Charges:
1. Preparation of the Parkgate Estates standard Tenancy Agreement: £180 including VAT
2. Major amendments to tenancy agreement: £180 including VAT
3. Preparation of an Extension Agreement for the Tenancy: £120 including VAT
4. Registration of the deposit within the TDS scheme: £108 i
Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments
Before the tenancy starts (payable to Parkgate Estates’)
Holding Deposit: 1 weeks rent
Deposit: 5 weeks rent (the initial holding deposit is converted to a part payment of this)
During the tenancy (payable to the Agent)
For English properties:
Payment of £60 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate.
Payment of between £100- £500 (depending on the type of security device/lock) for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas electricity water
Communications – telephone and broadband
