Avoid this letting agent, but especially avoid Lower Hastings street. I rented 2 flats there. Also see Jamie Lewis lettings on Yell (same company/management, new name from bad reviews). BE WARNED! Huge risk in renting with them if you care to read:
At this point I am saving my money to sue them in full, having taken another (formal) mould test in the flat before moving out, sequestered dated medical records and emails, cooperating with the council and having taken legal advice. From all this experience in the 2nd flat, now 4+ months since leaving - I still have chest pain and aches. I am being referred to lung specialists for mould related and perhaps long term immune/inflammatory disease, having had blood tests and an x-ray prior. This is the worst part of it all, and honestly not exaggerated. I have pain when I sneeze…
In the 2nd flat I eventually involved the council and send them youtube videos (I sent many over a lot of issues, but here are 3 relating to mould), because they did nothing. The council are forcing them to make repairs before they re-rent:

The first flat was physically nice, heat-able, priced well in fairness, however, at some point, someone was coming into the property and stealing from a neighbour’s room, who had to have their door lock changed at her expense. This escalated to arson, tripping electronics and leaving the front door open at midnights (the latter 2 happened at the same time)! The police were involved as it was next door this was happening, and they spoke to me too r.e. what was happening, and told me to ring the agent to change the locks – agents refused because they said it is not their fault. But they said they would fix it, and nothing at all was done. This got worse and worse, leading to high stress and worsening mental health.
I stupidly signed with them again, but had to pay £200 for this whole transfer! The 2nd flat (on youtube) was massively under-insulated, all single glazed and drafty, and focally, mouldy. As an inexperienced renter, but with hindsight, I now gather was there was pre-existing mould ( I thought exposed brick work in the laundry room), and more mould emerged in multiple rooms. When I moved out, I took my couch and furniture of the lounge wall and there was mould behind the entire wall, but not at all on my couch. Again, in hindsight, the entire of the downstairs has the wallpaper stripped back from the floor to half way up the wall and repainted, indicating the damp course is gone/not installed. I tried to remediate with the head and assistant manager Wendy and Sophie to leave immediately through exacerbation and poor health. I told Wendy about all the issues specifically, and she would not even maintain eye contact at times - she seemed so exacerbated about my issues, especially when raising the first flat r.e. mental health and how unfair that was/ their duty to make the building safe. Also my physical health in the present flat. On the 2nd flat alone I lost £1.4K in continued rent to be paid. Most importantly, when I brought up about legal action, both Wendy and Sophie in essence threatened that they could make me pay the full 12 months, which is not even true as I have a termination procedure, but they also raise how they would chase my guarantors for monies. I will be clear here - management does not care, and I have never lost faith in people so hard and fast. Sophie is pleasant, but fundamentally does nothing to actually fix the core issues as assistant manager. Its all superficially the cheapest option that actually does nothing or very little. Wendy, as head manager, I am genuinely disgusted by her behaviour and lack of humanity. After this I involved an environmental officer from the housing council, who are now forcing them to make many changes before they are allowed to rent the flat again. The summary is when it comes to money - they simply do not care, so if you don’t need maintenance you may be okay. They will repaint over mould between lets until the walls come crashing down.

I have had similar issues especially with the bedsit properties

I would personally like to thank Leicester lettings for all their help and patience they helped me secure a home, I would also like to thank Darby and Wendy they have been amazing if it wasn`t for them I would be homeless....

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
