I first contacted the Martyn Gerrard East Finchley (N2) office around July to request them to sell my flat as part of a dual agency agreement.

The start of this (the first 6 weeks) seemed to go ok with some viewings lined up. After this it was clear Martyn Gerrard was only interested in getting us off their books as we were ruining their sales statistics. This was indicated by a conversation with them requesting us to reduce the property price by 50k (more than 10%) to sell it and trying to convince us we could still get more than the price we were asking for as people would make offers over the asking price. (I should add noone had previously said the initial asking price was too high and it had been previously been valued at 25k more by another agent).

I rejected this strategy after which they suggested that if I didn't want their expertise I should leave them earlier than the 12 week contract duration.

We have since reduced the price (by 25k) to encourage more viewings and then the branch manager called me telling me that as I don't want their advice they don't want to market my flat after that day. Previously when I have terminated contracts with estate agents I have had to give 1-2 weeks notice as a courtesy. The agent returns the keys during this period.

However in this instance I was been given 12 hours notice and was met with awkwardness and excuses (i.e. we don't usually do this) when I requested the keys be returned to me in person by the end of the day (as previously stated that was the end of the notice period).

Additionally for those who don't know, we are currently in a worldwide pandemic and I have found out that the agents have been showing people around my home without covering their shoes up or taking them off. Basically they have been treading dirt and germs from the Covid infested streets all over my floors. I have a young child who is crawling on these floors on her hands and feet.

I have lodged a formal complaint within Martyn Gerrard about all the above and after a half-baked investigation (i.e. a chat over coffee most likely) the complaints agent has concluded that all the above was in order and that if I wanted the agents to comply with specific requirements RE Covid safety I should have formally requested it (even though I'm sure I did). It became quite clear from his email he was "mates" with the manager at this branch and there was no intention to provide me assurance something would be done about this (i.e. reprimand).

So in short:
If you want to be treated professionally & with respect, have you property sold for a decent price without extortionate commission, and be safe from Covid this winter, GO SOMEWHERE ELSE.

They have a very long history for doing this. I know of 3 other tenants who have also been fleeced. The issue lies in their commission charges to the landlord. I understand the clause makes reference to a recoup of charges (“...up to 12%...). I also understand that when you question it, they respond with case history showing their success at court. I think this is a scare tactic. ...

They really proper thieves. don't pay any penny as a holding deposit.they take the money and no refund back and they say credit score rejected you and they put the money in their pocket,,horribel just tell lies ...

i never forget such a rubbish company.they have shown me a house to rent .they check my credit record first and they said we are happy to give it you .they insist to get holding deposit and they said it refundable .but when they got the money they denied every thing they promised,they are grope of thieves. they stolen my money in day light.they are rubbish company i have ever seen.never trust themmmmm ...
