I would never again use Yopa. If you need evidence as to the reason why - we were on the market with Yopa for almost three months before we changed to another estate agent. The new estate agent sold our property within two weeks.
Like others, we were tempted in by the attractive pricing – and paid for the service upfront. But ultimately it cost us way more than a lost fee to go with Yopa – their inability to market our flat meant it stagnated and lost value.
Having experienced Yopa and then moved to a high street agent, the below are the reasons I would strongly recommend against using them:
- Lack of speed to market: The website says they will get you listed within 72 hours of registration. When we tried to arrange photography, we were originally told it would take 11 days just to take the photos – we then threatened to cancel the contract. That was a warning and we wish we had gone through with the cancellation.
- Reluctance to engage, give feedback or guidance: We had to actively seek out feedback and – when we did request it – it seemed like we were being a nuisance. At one point, after we had been on the market for over a month, I asked for a call with the agent to discuss what to do next. Instead of any feedback or guidance, the response was “please do allow me some time to sell your place”. Compare this to the local high street agent who committed to providing a progress update every Monday and rang us to chat through everything, including viewing progress and feedback. It is a different level of support.
- Lack of knowledge of the property: We had one second viewing with Yopa. They asked a question about our neighbours in advance of this. I sent all the information over to the agent ahead of the viewing. Half way through I got a text asking me a question I had already given the answer to. The agent wasn't even prepared enough to answer a question he knew was coming and had been spoon fed the response to. That was representative of the standard throughout.
- No ability to proactively generate interest, once the initial Rightmove rush ended: We had an initial flurry of viewings, but then they completely dried up (there were periods of weeks at a time when no one came to see it). When we asked the estate agent about this, they said they were “trying everything within their powers”. They don't have an extensive network of relevant buyers on their mailing lists or the ability to generate proactive interest. So you are totally at the whim of the market and just have to sit and do nothing and hope someone looks far back enough on rightmove to notice your property.
- The local agent has no incentive to sell: When we finally decided to move to another estate agent, our Yopa representative seemed surprised. They said they had “got close” and that they didn't see what more anyone else could do. I think this speaks to the essential problem of paying them upfront – for them, coming close is good enough – when for you, only a sale will do. It just doesn't work.
In summary, going with Yopa feels like you are totally on your own – a costly mistake and one we won't ever repeat.
