I am a property developer and have used a number of estate agents over the years, Yopa, by far, has been my worst choice.
Given many positive reviews and low fees, I decided to give Yopa a try and listed two properties for sale. The agent was very friendly and responsive at the initial stage. He produced wonderful photos of one property, but not the other. He was also quick to list the properties for sale online, but that's about it.
I have purchased a viewing package, out of 11 viewings so far, the agent has done 2. The rest, I was left to do myself. The agent was not interested in getting feedback from those viewings, or trying to push for a sale.
Every single person who viewed, complained about the complicated viewing booking system.
People asked for my personal details in order to get in touch to make an offer or book a second viewing just to avoid the Yopa online system. Which, didn't always let me know about new viewing requests or cancellations, so I have turned up to viewings that had been cancelled.
Yopa also does not check potential buyer'a financial
Situation, meaning you may have people making offers who are not in a position to purchase or just fancy looking around your home.
Overall, my advise would be to get yourself a good high street agent, although their fees are higher, they are more likely to negotiate a better sale price for you and handle the sale process in a stress free manner. They vet potential buyers and push the sale through. You need this if you want to sell your house quickly and hassle free. Especially if your buyer is in a chain or still has to sell their own home.
While I do not want to say all Yopa agents are the same, I will say, don't get caught by the smooth sales pitch and low initial fee. As soon they take your money, there is no more motivation to sell tour house! And if you are going for the pay after sale option, you may as well hire a professional estate agent.
