I decided to contact LiFE Residential as my friend had a positive experience with them last year. Unfortunately for me, my experience is the complete opposite. My lettings agent was Harry at Nine Elms and experienced several issues with him:
1. Lack of Communication/Professionalism - He was communicating well at the beginning but later on he would not reply to my WhatsApp questions or requests for days, and when he did the response would be vague so I would have to ask further clarification. Often times I would need to call him to gain his attention which is absolutely unacceptable when negotiating time-sensitive tenancy contract. I messaged him multiple times about an inventory report and utility management resources but he would either delay or not give a straight answer - after calling I was told there was no inventory report and I would receive it a few days after move-in - which is unacceptable as I have no idea which items to send or bring to my new home.
2. Lack of Customer Service - In the tenancy contract it states I need to pay move-in-moneys of about 7k GBP before 7 business days before tenancy start date or I wouldn't be handed the keys, however to pay I would have to receive the contract, but I only received the contract 3 business days before tenancy start. I transferred the money as soon as possible, but this means that even if I transfer the money on that day there is a high probability it is not received by Life by the start date, thus I would be in London without a place to stay possibly for days. After sending him the transfer confirmation I called Harry to inquire on the possibility of the money not being received on time due to his tardiness in sending me the contract and his contingency plans to accommodate me in case this happens - I was met with a rude and argumentative attitude in which he denied any responsibility to provide housing to me either by giving me keys early or booking a hotel for me. This would mean trying to find a hotel as a lone student in a foreign city due to Life or Harry's incompetency to provide the contract on time. If I was aware that a contract would take a week to be completed I would have simply chosen another move-in date and booked a flight for another date, but I was not told this complication before deciding on a move-in date. As such I had to book a more expensive flight a day later in case the money isnt received. Thankfully however, the money was received, but my room was dirty and needed cleaning for 4 hours thus I had to stay at a cafe for 4 hours unable to rest in my paid-for flat.
As a first-time tenant in a foreign city I would have expected my agent to inform me of potential issues, complete contracts/forms on time and help me set up utilities in a professional and friendly way as I have no idea how the letting process looks like. Instead I received an agent who not only doesn't help me but actively either avoids or distorts responses all with an unwelcoming attitude. This might be because they are overworked or due to upper-management however those do not excuse this bad customer service.
Basically, avoid Life if you're an inexperienced new tenant as they will keep you in the dark and not inform you of delays/issues/complications unless it is too late, ultimately costing you money either in transportation or unforeseen additional housing.

- James is the leasing manager, who has been really helpful to have the apartment published/leased out ASAP, alway available to answer all my queries within and beyond working hours, also giving appropriate advices on what is needed or not needed so I could save some money.
- Aiste is my leasing agent. She is absolutely brilliant, she was able to secure a Tenant for me within 1 days since the flat went online, and has been reachable all the time on all small/big details, even after exchange of contract, she was helping me to measure the space in a bedroom to offer me the dimension of the wardrobe, truly appreciate that!
She is also very precise whenever I have any concern or needed any clarification, very impressive!
- Cristina is my property manager, she really worked hard to help me secure everything is ready before tenant moves in, from furniture to blind to snagging and so on, always very patient on whatever request and a true professional.
My experience with life residential has been really great, I would recommend them to other oversee landlords too !!
