After arranging to view a potential purchase option on behalf of a family member, I was happy to drive for over an hour to make the appointment (that had been rearranged the week previously).
After waiting at the property at the agreed time, no agent appeared. On visiting the office, I was advised that there was no record of my appointment in the office diary. The agent advised that they would make a call to see if I could view later that same day. According to the agent, this was not possible as the vendor wanted to ensure the property was tidy.
After being offered an apology and another offer to return the next day (another two hours of driving), I declined and told them not to bother.
Instead, I visited the property myself and advised the vendor that I was interested in viewing, I told the vendor the agent had shafted me on an appointment. The vendor was in the process of leaving as they were expecting a viewing and the agent was about to arrive. I know that ordinarily this is not the "done thing" but, so what? I'd just driven from Bristol.
So, all in all; I was going to view with high probability to making an offer at full asking price (the property had already been reduced). However, because of Russell Marshall's lack of due care, what looks an apparent attempt to brush me off and the presumption that I would be happy to have another drive the next day, they have torpedoed not only a sale on this particular property but, any others being sold by Russell Marshall.
Have a great next few years selling houses in the post hard Brexit, post covid-19 industry guys. I'm sure it'll be totally "disco" what with all the job losses and financial instability and all. I may even decide to approach sellers already with your agency directly, try and get them to give me a showing and then see if they're open to selling to me once any agent contractual nonsense is up. You know, "cut out the middle man", so to speak. Sound good?
