Worst/ most unprofessional service I have ever encountered. I and my Three house mates were looking to find a flat in Clapham to rent for our next year at university, we viewed a flat and were happy to put down an offer. Our estate agent was Ruby Caparn, she was aware that we were students and we had told her all the university's that we went to over the phone when she asked for our guarantor information. Miss Caparn was extremely pushy, on my way home from the viewing she called and started demanding the holding deposit right there and then. We had no emails of deposit protections, or any other formal documents. This was all extremely rushed and unprofessional. Due to being rushed, I couldn't contact two of my house mates to get their holding deposit, so we asked if half the holding deposit (£340) would be enough to take it off the market, Miss Caparn assured that will be fine and the property was now being held for us. In which she continued to congratulate us on.
Not even 24 hours later, I receive a phone call from Miss Caparn stating that the landlord doesn't want us to live there as we are students (which was made clear even before we viewed the house), and that other tenants will be moving in instead. This is against the law and The Tenant Fees Act (2019), once a holding deposit has been taken the landlord cannot accept any other offers. As our estate agent Miss Caparn should have fought for us and our rights, but instead we got a blaze response of “this is unfortunate”, completely ignoring the fact that what she has done is against the law. To make matters worse after sending her my account details to get a refund, it took 19 days for us to receive a refund after her claiming on the phone it was take 3-5 working days. The level of unprofessionalism is appalling, her tone in her emails switched to rude and dismissive, if she would be reply, as to most of them she didn't. We attempted to call her, she refused to come to the phone. And the cherry on top of the cake is after her complete lack of cooperation she offered a case of wine as an apology…. She said she'd arrange to have this sent a month ago. I'm not holding my breath, and frankly I couldn't care if I receive this imaginary wine or not. I would just like to see Mrs Caparn to be held accountable to her actions and misconduct.
