As a tenant, my experience of letting agents was always poor. They seemed to do very little, and charge you a lot. So when I became a landlord myself, I did not have high hopes for any letting agency.
Indeed, when I asked around in Edinburgh for letting agent recommendations, most people said "I use so and so - but I DON'T recommend them!". Such is the state of most people's experiences with letting agents.
So - it was with low expectations that I came to use Umega Lettings. And I must say they have completely changed my mind about the industry. From the start I found their service fast and professional and communications were always quick.
On top of that - they know the market, and managed to get a higher rent than I had been charging previously. More than two years on - and I'm still very happy with Umega.
I keep in close touch with my tenant, so I check up that Umega are servicing them well too - and in general they really are. Small maintenance issues have been dealt with quickly and at a fair price.
Umega have clearly seen the dire state of the letting agents' reputations, and made it their USP to offer service that is better than any other agency. And they've done it very well.
My only minor criticism is that some of the annual safety checks are too expensive (for example the Gas Saftey cert costs £118 via Umega, but around half that price via another local company). However, Umega are happy to use any company of your choosing - so not really a problem.
Overall - the Umega team are reliable, professional, friendly and add value for both landlord and tenant.

Complaints Procedure
Umega Lettings and Estate Agents aims to deliver an outstanding service to both landlords and tenants and we adhere to high professional standards, acting with integrity at all times. However, if you have a complaint this should be made, in writing to your property manager. If the matter is not brought to a satisfactory conclusion with 5 working days a formal complaint can be made, in writing, to our Head of Office who will investigate the issue and respond within 5 working days. If a customer is still not satisfied they are encouraged to contact either the Association of Residential Letting Agents (ARLA) the National Association of Estate Agents (NAEA) and The Property Ombudsman who may investigate the complaint on our customer's behalf.
