We have today completed the sale of our property through Christopher Edwards. The initial response and interactions were very pleasant, favourable and quick. I suppose this was as we had bought a property through them. Unfortunately, our experience of being a seller with them was polar opposite to our experience of being a buyer with them.
We received a couple of offers and accepted the highest offer. This was before lockdown began in the UK. While the contract negotiations had completed, the buyer suddenly dropped £10,000 from the sale price citing COVID and we weren't adequately represented by Christopher Edwards in the negotiations. We had to compromise on the sale price as the property was out of the market for months and we could invite additional financial harm till another suitable buyer approaches the property. Christopher Edwards informed us that the property may not fetch buyers quickly or get us a much lower price due to market conditions, hence we should accept the drop. This left a very bad taste for me as we appoint estate agents to push for our properties and put in that effort not be pessimistic about our sale. Post contract exchange, we were constantly pressurised to clean the garden because "that's how they offer" the property. When we informed them that there is no legal obligation to do so and we don't wish to put any more money in the property, having accommodated the £10,000 loss already, Christopher Edwards said that if we don't clear the garden, it may cause delays in finishing the transaction. We didn't clear the garden and there was no issue raised from the solicitors regarding this despite the 2nd viewing by the buyer just before contract exchange. It was very poor behaviour on Christopher Edwards part to pressurise us to clear the garden by using the sale timeline as leverage. There were also issues created in helping clear out the house. Christopher Edwards offered to help clear out the items in the house and requested we pay 100% of the removal costs upfront. Upon being challenged on the terms of payment, they withdrew their offer to help and it was very late in the day for us to hire someone else and we had to move everything on our own. I have dust allergy and this is why I had agreed for Christopher Edwards to help us out but their last minute drop out caused us major inconvenience. I would have appreciated if the payment terms of 100% payment in advance were made clear upfront, then I could have made alternative arrangements with sufficient time in hand.
The final nail in the coffin was causing unnecessary delays on the completion day. We had taken videos on the day we were clearing the house for our own records and our solicitor had informed us that we don't need to share this with anyone. We had informed Christopher Edwards of the same. We dropped the keys at the property and informed them of the same. However, Christopher Edwards caused delays in assessing the property and informing the buyer's solicitor, which meant we almost didn't complete on the day. Due to their late notice, we didn't have sufficient time to go back to the buyer's solicitor and challenge them on their demand of £150 to dispose off recyclable goods. The completion time was 3PM and Christopher Edwards went to assess the property after 2PM though we had informed them at 10.31AM. This unnecessary delay cost us our negotiation power, money and caused a lot of anxiety despite following the legal guidance to the T. Working with Christopher Edwards has cost us financially and our experience has been very stressful and bad.

1. About your favours regarding post and our neighbour - with Covid at its peak at that time and my age and asthma condition, I was advised by my solicitor to seek your help in this regard. I don't have a habit of seeking favours but the situation was such.
2. Regarding the tub cleaning - We have hired professional cleaners to deep clean the entire house prior to handing it over to you. Post handing over, the bathroom has been used. This was clear to me when I saw a toilet roll moved from inside the cupboard to the family bathroom. If stains in the tub have come due to usage by Christopher Edwards, it's not on us to get that cleaned.
3. Moving the items - please fact check yourself. You gave me 12 days prior to completion, not 1 month, when you backed off the deal to help me move my items. You should have been clear about the payment terms at the onset, we could have arranged someone else. Instead I had to risk my health, in my condition and move the items myself to the best of my ability. You cannot expect me to transfer the entire amount upfront without knowing who the vendor is, their insurance cover or any details. Yet for 2 empty cardboard boxes, a few dismantled pieces of wood and dining chairs, I have to pay £150. You quoted £100 to remove a loft and half a room full of items. Ridiculous that we had to bear £150 for petty items that can be disposed off free of cost. Your delay in reviewing the status of the house tied our hands and held us back for on negotiating. Else we wouldn't be able to complete on the day. This was unprofessional.
We have followed the legal guidance from our solicitor to the T. He guided us on what we legally are and are not obliged to do and we followed. This is my first sale experience, I was not informed that a meter key has to be left too. We weren't given a working key when we bought the property and had to buy a new one recently. We would have bought a spare if informed - it's less than £5.
I hope you do follow through your suggestion of each party taking account of their responsibilities in this scenario.
